The Base Stay in Short
The Base is a modern hotel in northern Munich, and it works especially well for stays near BMW FIZ, BMW Welt, Olympiapark, and Olympiastadion. The rooms were clean, simple, and fairly new. The standard double room was good for a short stay, while the studio with a kitchenette was much better for longer stays. I paid the room rate through the online booking in advance. On site, the fixed extra costs were breakfast at 11 euros per person and hotel parking at 20 euros per day. Check-in and check-out were usually quick through the self-service system, but technical problems are annoying when the reception is not staffed. The beds were comfortable, although some double beds were narrow for two adults. The bathroom was clean and spacious, but the short shower screen caused water to spill onto the floor. Overall, The Base is a good Munich hotel if you want a clean, modern, practical place to stay and do not need to be right in the old town.
The Base Check-in and Check-out
Self Check-in and Arrival
Check-in at The Base was usually quick. I confirmed the booking at the terminal and received the room key without much waiting. When reception staff were present, the passport and booking check were smooth. After traveling, it was nice not to spend a long time at the front desk. On one stay, early check-in was possible because the room was already ready.
The important point is that the reception is not staffed all the time. If you arrive late, you may rely entirely on the self check-in terminal. When it works, it is convenient. When it does not work, it becomes frustrating. I had a key card issue once, and support had to be arranged. For a late arrival, I recommend keeping your booking number, access details, and hotel contact information ready.
Check-out and Extra Costs
Check-out was simple and quick. With self check-out, I did not have to wait at reception. The room rate had already been paid through the online booking, so only extras such as breakfast and parking had to be considered on site. Breakfast cost 11 euros per person, and hotel parking cost 20 euros per day. I paid these extra charges by card.
There were no unexpected major charges at check-out. The main cost to watch is parking. Even for one night, parking adds 20 euros. If you also take breakfast, the on-site cost becomes 31 euros per night for breakfast and parking. That is not unusual for Munich, but it should be included when comparing hotel prices.
The Base Room Types
Standard Double Room
The standard double room was clean, modern, and large enough for a short stay. Two people could place luggage and move around the room, while one person had plenty of space. The interior was simple, new, and functional. There were no old carpets, stale smells, or worn-out furniture.
The bed was comfortable, and the bedding was clean and soft. The pillow height was fine. However, some double beds were narrow. A bed around 140 cm wide is not ideal for two adults. It is very comfortable for one person, but tight for two. If bed size matters to you, check the room category carefully before booking.
The room had a large TV and reliable Wi-Fi. Power outlets were better in some rooms than others. In a few rooms, only one side of the bed had good access to outlets and lighting. A kettle, fridge, or room phone was not available in every room. The standard room is best for guests who want a clean, modern room and do not expect many classic hotel extras.
Studio with Kitchenette
The studio with a kitchenette was much better for longer stays. The microwave, stovetop, fridge, dishwasher, plates, cutlery, and pot made daily life easier. In Munich, being able to prepare simple meals in the room saves money because eating out every day is expensive. For a longer stay, business trip, internship, or student stay, this room type is the better choice.
The kitchen equipment was limited, though. There were only a few plates, cups, and pieces of cutlery. Dish soap, a sponge, and a kitchen towel were not always provided. The dishwasher is useful, but with so few dishes, it is often easier to wash things by hand. For a longer stay, I recommend buying a few small kitchen basics.
Even with these small issues, the studio was the more comfortable option. Having a fridge, microwave, and stovetop made a real difference. Together with the laundry room and coworking space, the studio works well for longer stays.
Cleanliness and Room Service
Cleanliness was one of the strongest points of The Base. The room, bathroom, bed, floor, and desk area were well kept. There was no unpleasant smell when entering the room. Even during longer stays, the room kept a clean and tidy impression.
The cleaning policy is important. The Base does not clean rooms daily like a classic hotel. Room cleaning, towel changes, and linen changes are generally done once a week. For two nights, this is not a big problem. For four nights or longer, you need to manage towels and rubbish more carefully. Fresh towels are available on request at reception, but outside reception hours they are not always available immediately.
The Base Bed and Room Comfort
Mattress and Bedding
The beds were generally comfortable. The mattress was not too hard and did not feel worn out. After long days in Munich, I slept well. The bedding was clean and pleasant. The duvet was warm, which is nice in winter but can feel heavy during warmer nights.
The pillow was not too high. It worked well for me. If you need a very firm or high pillow, it is better to bring your own travel pillow. Overall, the bed was one of the positive parts of the stay, with the narrow width of some double beds being the main drawback.
Lighting, Windows, and Climate Control
The room lighting looked modern, but it was not always practical. In one room, the light could not be dimmed, leaving only a bright central light. That was too strong in the evening. Bedside lighting was also not available on both sides in every room.
The window could be opened, which helped during longer stays. In street-facing rooms, opening the window brought in traffic noise. The air conditioning worked well once the window was fully closed. The handle had to be turned firmly so the system recognized the window as closed. After that, the room temperature was easy to manage.
The Base Bathroom
Bathroom Size, Shower, and Water Pressure
The bathroom was clean and spacious. The sink, toilet, and shower were well maintained. The shower water pressure was good, and hot water was reliable. After a long day, the bathroom was comfortable to use.
The downside is the shower screen. The glass divider is too short, so water spills onto the bathroom floor while showering. Even careful showering does not prevent it completely. I often had to dry the floor after showering. The ventilation was also weak. Moisture stayed in the bathroom, and leaving the door open helped the most.
Towels and Amenities
The towels were clean, but they were not changed every day. Fresh towels need to be requested at reception. That is fine for a short stay, but less convenient for longer stays.
Amenities were very limited. Shampoo and shower gel were not always provided. Toothbrush cups and enough storage space were also missing in some rooms. I recommend bringing your own toiletries. The bathroom is clean and modern, but the small practical details are not perfect.
The Base Noise and Sleep Quality
Quiet Rooms
Many rooms were quiet. Corridor noise was usually not a problem, and the shared areas did not disturb sleep in the rooms. The elevator also did not cause much noise. For a hotel with coworking, a bar, pool table, and darts, the rooms stayed pleasantly calm.
If you need a quiet place to work or sleep, The Base can work well. It is not in the middle of a nightlife area, and that helps at night.
Street-facing Rooms
Street-facing rooms were louder. The main road has traffic even at night, and the sound is noticeable. With the window closed, it was better, but light sleepers may still be bothered. If quiet sleep is important, ask for a room away from the road.
The noise is not party noise, but traffic noise. It was manageable for me, but not every room is equally quiet.
The Base Breakfast
Price and Selection
Breakfast cost 11 euros per person. The selection included bread, rolls, eggs, cheese, ham, butter, jam, Nutella, cereal, coffee, and drinks. It was enough for a quick breakfast before going out, but it was not a large hotel buffet.
The selection was small. There were not many hot dishes, and fruit, vegetables, yogurt, or special bread options were limited. For 11 euros, I expected more variety. The breakfast was not bad, but it was simple.
Breakfast Area and Service
There was no separate traditional breakfast room. Breakfast was served more in the lobby and bar area. This fits the modern co-living hotel style, but it is less comfortable than a proper breakfast room. If you go early, it is fine. Later in the morning, some items were already reduced.
The breakfast staff were friendly. Coffee and drinks were handled properly, and questions were answered. Still, breakfast remains one of the weaker parts of the stay if you expect a wide selection.
The Base Shared Areas
Coworking and Lobby
The coworking space is one of the best reasons to choose The Base. It is a good place to work with a laptop, and you do not have to sit in your room all day. For business travelers, students, and longer stays, it is very practical.
The lobby is modern and relaxed. There is a bar, pool table, and darts. In the evening, you can sit there, work, or have a drink. The hotel feels less anonymous than many standard hotels.
Gym, Laundry Room, and Vending Machines
The gym is small, but enough for a basic workout. It works for a short training session while traveling. The laundry room is very useful for longer stays. Since the rooms are not cleaned daily, having laundry facilities in the building is a real advantage.
There are also drink and snack vending machines. This helps because there are not many shops open nearby in the evening. Before paying, check the final price on the display, as the shown shelf price and the final amount were not always the same.
The Base Staff and Service
Reception
The staff were mostly very friendly and helpful. They helped with booking questions, room changes, parking, and local tips. Staff members such as Valeria, Orlando, and Ivan stood out because they handled requests quickly and personally.
There are two limits. First, the reception is not always staffed. Second, English is used a lot. That is good for international guests, but guests who prefer German may find it less comfortable. When staff are present, the service is good. When no one is there, you rely more on the terminal and support line.
Breakfast and Housekeeping
The breakfast staff were friendly and attentive. They helped with coffee and small requests. Housekeeping is less visible because the hotel generally works with weekly cleaning. You should know this before booking.
If you expect a made bed and fresh towels every day, choose another hotel. If you are fine with weekly cleaning and asking when needed, it works well.
The Base Parking and Payment
Parking at the Hotel
Hotel parking cost 20 euros per day. Spaces were limited, and a guaranteed reservation was not always possible. Free parking nearby was sometimes available, but I would not rely on it. Parking was harder with larger vehicles.
By car, The Base is easy to reach, especially for appointments in northern Munich. For city sightseeing only, a car is not necessary. Public transport, taxis, e-scooters, or bikes are often easier.

I paid the room rate in advance through the online booking. On site, breakfast and parking were charged when used. Breakfast cost 11 euros per person, and parking cost 20 euros per day. These costs were paid by card.
The room rate itself was fair for Munich. The extra costs, especially parking, make the stay noticeably more expensive if you arrive by car. Traveling without a car and skipping breakfast keeps the extra costs low.

Pros
The Base offers clean, modern rooms, good Wi-Fi, friendly staff, and useful shared areas. The studios with kitchenettes are especially good for longer stays. Coworking, gym, laundry room, bar, pool table, and darts make the hotel more versatile than a basic budget hotel.
The location works well for BMW FIZ, BMW Welt, Olympiapark, and Olympiastadion. If you have plans in northern Munich, it saves time. It is also practical for concerts and events around Olympiapark.
Cons
The location is not ideal for classic Munich sightseeing. The U-Bahn is not directly next to the hotel, buses are limited in the evening, and Sunday connections are weaker. The area is quiet but also quite empty.
Other downsides are the simple breakfast, weekly room cleaning, missing toiletries, short shower screen, weak bathroom ventilation, limited parking, and narrow double beds in some rooms. The reception is also not always staffed.
The Base Overall Verdict
Would I Stay Again
I would stay at The Base again if I had an appointment at BMW FIZ, a concert at Olympiapark, or a longer stay in Munich. The hotel is clean, modern, and attractively priced for Munich. The studios with kitchenettes are especially good for longer stays.
For a city trip focused only on Marienplatz, Viktualienmarkt, the English Garden, and shopping, I would recommend a more central hotel. The Base is best for guests who want a practical hotel in northern Munich and do not mind walking to the U-Bahn.
The Base Location and Nearby Transport
BMW FIZ, Olympiapark, and Am Hart
The Base is located in northern Munich near BMW FIZ and the BMW offices. For appointments in this area, the location is very good. BMW Welt, Olympiapark, and Olympiastadion are also easy to reach. After concerts or events at Olympiastadion, walking back to the hotel takes about 30 to 40 minutes depending on pace.
The main nearby U-Bahn station is Am Hart. Walking from the hotel to the station takes about 15 to 20 minutes. There are bus connections too, but they are limited in the evening and on Sundays. Getting to central Munich, including Marienplatz or the main station, takes more time than from a central hotel. The area is quiet and business-oriented, with only a few restaurants and shops directly nearby. For late dinner, it is better to eat before returning or use a room with a kitchen.
