Room Comfort, Price, and Overall Impression
Timehouse in Munich Schwabing is closer to a serviced apartment property than a standard hotel. That is the main reason it works well for longer stays, family trips, and business travel. The apartments are larger than typical hotel rooms and come with a kitchen, storage space, and depending on the room type, a balcony, washing machine, or multiple bathrooms. The beds were comfortable, the soundproofing was strong with the windows closed, and the underground garage was convenient. The room rate was about €200 per night without breakfast. Parking cost €20 per night, so the total came to about €220 per night when I used the garage. Most stays were comfortable, but there were clear issues with inconsistent cleaning, some front desk communication, and the way credit card security and possible post-stay charges were handled.

Arrival and Waiting Time
Check-in was usually quick. After checking my passport and reservation, the staff explained the apartment, the garage, and the house rules. I did not have to wait long. On one stay, early check-in was possible because the room was already ready, which was helpful after traveling. The front desk experience depended on the staff member. Some were friendly, clear, and helpful. Others focused heavily on the credit card, quiet hours, visitor rules, and no-party policy before anything else. I understand that the property wants to stay quiet, but the welcome could feel strict at times.
Card Payment and Security Card
I booked online and paid by card. A credit card was also required at check-in as security. This is something to know before arrival because access to the room depended on it. The room price was about €200 per night without breakfast. The underground garage cost €20 per night. With parking, the total was about €220 per night. For a two-night stay with parking, I paid about €440. The biggest concern was a €250 charge after check-out for alleged damage. The explanation, proof, and invoice were not clear enough. I recommend taking photos of the apartment at check-in and asking the front desk to confirm all final charges before leaving.
Check-out and Final Cost
Check-out was simple. I returned the key, confirmed parking, and checked whether anything was still open on the bill. It did not take long. Still, I recommend asking directly about parking fees, extra guests, and possible damage charges before leaving. Even after a smooth check-out, it is worth checking the card statement again. Since a credit card is kept as security, this step matters.
Timehouse Room Types and Apartment Experience
Studio and One-Bedroom Apartment
The studio and one-bedroom apartment worked well for solo stays, couples, and business trips. The room felt much larger than a small standard hotel room. There was enough space around the bed, a usable desk, and a kitchenette with a fridge, dishes, cookware, a cooktop, and a coffee machine. It was easy to prepare a simple breakfast with yogurt, muesli, fruit, or bread. Some apartments had a washing machine in the bathroom, which helped a lot during longer stays. Windows and balcony doors could be opened for fresh air. With the windows closed, the traffic from Leopoldstraße was well blocked.
Two Bedrooms and Two Bathrooms
The two-bedroom apartment was convenient for families and friends. Two bathrooms made mornings much easier. One bathroom had a tub, and the other had a rain shower. The living area and kitchen were useful for relaxed evenings and simple meals for children. The kitchen had what I needed for basic cooking. Still, not every detail was perfect. The cooktop, cutting board, furniture, and cabinets had visible wear in some units. In one main bedroom, the ventilation noise was annoying, and a cabinet near the main bathroom looked old and rusty. Everything worked, but some areas needed better care.
Three Bedrooms for Families
The three-bedroom, two-bathroom apartment was comfortable for a family of five. Separate bedrooms made sleeping easier, and the living room gave everyone space to relax. Higher floors had a good view toward the Olympic Tower, BMW Tower, and the surrounding area. Depending on the apartment, the balcony was either open or glass-covered. In summer, air conditioning is important. In one apartment, it worked well. In another, it did not cool the room properly, and two fans were not enough for a family with a baby and a dog. During warm weather, I recommend checking the air conditioning immediately after check-in.
Penthouse and Larger Apartments
The larger apartments and penthouse units offer generous space, modern furniture, and good outdoor areas. They are comfortable for several people. However, the first impression at check-in was not always ideal. Rules about parties, visitors, and quiet hours were explained very strictly once. A quiet property is a good thing, but guests should still feel welcomed first. When booking a larger apartment, I recommend confirming visitor rules, sofa bed setup, and any extra fees in advance.
Timehouse Bed, Cleanliness, and Room Condition
Bed and Bedding
The beds were one of the best parts of the stay. The mattress was supportive, comfortable, and not too soft. Several pillows made it easy to adjust the height. The duvet felt comfortable, and the bedding was usually clean and fresh. During longer stays, linen changes were provided. The sofa bed was useful, but the space underneath should be checked right away. On one stay, there was dust and hair under it.
Cleanliness and Smell
Cleanliness varied a lot. Many apartments were clean, modern, and well maintained. Other apartments had clear issues. One room had a dirty toilet seat, food marks in the fridge, a dirty cutlery drawer, dusty stained curtains, and kitchen areas that needed proper cleaning. There was dust and hair under the sofa. After complaining, I was moved to another apartment, but the replacement was not fully clean either. In one room, the curtains smelled of smoke. For a room rate of about €200 per night, this was disappointing. I recommend checking the bathroom, fridge, kitchen, sofa, and curtains as soon as you arrive.
Desk, Lighting, and Storage
The desk was good enough for a laptop and evening work. The lighting was useful because the sleeping area, kitchen, and closet could be lit separately. The illuminated closet was especially helpful during longer stays. Storage space was generous, so luggage and clothes did not get in the way. Some apartments also had an ironing board and iron. The TV selection was limited, especially for English channels. The entertainment system was also not as convenient as I expected from a modern apartment.
Timehouse Bathroom, Shower, and Amenities
Bathroom Size and Water Pressure
The bathrooms were generally spacious. There was enough space around the sink for toiletries, and the shower area was not cramped. The rain shower was comfortable, and the water pressure was usually good. The hot water was not always stable. In some apartments, the shower temperature went up and down while showering. With children, it is better to check the water first. Some bathrooms also had dusty ventilation filters and limescale that should have been cleaned better. Towels were clean, but during longer stays, fresh towels sometimes had to be requested.
Amenities and Kitchen Supplies
Timehouse does not provide the kind of generous toiletries you get in some classic hotels. Shampoo and conditioner were not always available. Kitchen supplies were also limited for longer stays. There were only a few coffee capsules, one dishwasher tablet, one sponge, and one dish towel. For a longer stay, it is better to buy coffee, dish soap, shampoo, and conditioner yourself. The kitchen itself was useful. The fridge, cooktop, cookware, dishes, and cutlery were enough for simple meals. Some items, such as a kettle, can opener, or iron, had to be requested depending on the apartment.
Laundry and Housekeeping
A washing machine in the apartment or access to the laundry area is a major advantage. Washers and dryers could be reserved through an app. However, the machines did not always work perfectly. Sometimes the dryer left clothes damp. Housekeeping for longer stays was usually weekly. On good days, the bathroom, floor, and bed were cleaned well. On weaker days, the kitchen, trash, or bathroom were not properly handled. This should be explained more clearly and checked more carefully.
Timehouse Noise, Air Conditioning, and Shared Areas
Street Noise and Soundproofing
Leopoldstraße is a busy road. With the windows open, traffic noise is clear. With the windows closed, the soundproofing was very good. The glass-covered balcony on the street side also helped reduce noise and was usable in bad weather. Apartments facing the back were quieter. Hallway noise was rarely a problem. On some days, construction or drilling noise in the morning was disturbing, especially when I wanted to sleep late.
Air Conditioning and Heating
Air conditioning depended on the apartment. In some rooms, it worked well enough to sleep with the windows closed. In others, it was too weak or not working properly. Fans helped only a little. The temperature control did not allow an exact degree setting, so it was harder to choose the perfect temperature. Bathroom floor heating was comfortable in winter. Windows and balcony doors could be opened, but on the street side this brought in traffic noise and some car fumes.
Elevator and Lobby
The elevator was convenient, especially with luggage and direct access from the underground garage. I did not wait long for it. The downside was that the elevator was not always clean. Street dirt and paper pieces were visible on the floor at times. The lobby was simple but fine for a short wait. The reception desk was not always staffed. When nobody was there, communication sometimes had to be done through WhatsApp. It worked, but it did not fully replace an attended front desk.
Timehouse Breakfast and Nearby Food
Breakfast at the Property
I did not use a classic hotel breakfast at Timehouse. The property is more focused on apartments with kitchens. Breakfast was not included in my rate, and I did not pay a separate breakfast fee. It was easier to have breakfast in the apartment with yogurt, muesli, fruit, bread, and coffee. The provided coffee capsules were limited, so buying extra coffee is a good idea for longer stays.
Grocery Stores and Restaurants
There are Edeka, Netto, DM, cafés, and restaurants near the property. This made groceries, breakfast, and dinner easy. Around Schwabinger Tor, there are several places to eat, and Münchner Freiheit has even more options. For families, the apartment kitchen is a real advantage because not every meal has to be eaten outside.
Timehouse Staff and Service
Front Desk
Many front desk staff members were friendly, quick, and helpful. Taxi calls, fresh towels, baby bed requests, printed documents, and small questions were often handled well. During longer stays, the personal service was pleasant. Still, not every staff member was equally helpful. Some check-in explanations were too short or too strict. The service level depended a lot on who was working.
Housekeeping
Housekeeping was good on the better days. Fresh bedding, clean towels, and a clean bathroom made the stay more comfortable. On weaker days, the cleaning was disappointing. The kitchen, trash, and bathroom were not always handled properly. If personal items were left out, some areas were skipped. This needs clearer explanation because an apartment naturally looks lived in during a longer stay.
Breakfast Service
I did not use breakfast at the property, so I cannot review breakfast staff. At Timehouse, the stay depends mostly on the front desk, housekeeping, and the apartment condition.
Timehouse Parking and Driving
Underground Garage
The underground garage is one of the strongest advantages. It is bright, spacious, and connected directly to the building. In Munich, that is very convenient. The parking spaces were wide enough, and availability was good. Parking cost €20 per night. It is not cheap, but for Munich and direct access to the building, it is acceptable.
EV Charging and Pick-up
The garage had EV charging points. Some chargers were slow, so a full overnight charge was not always realistic. Pick-up directly in front of the building was not very convenient because the road and access area were not ideal. If you arrive by car, the underground garage is the better option. If your main plan is city sightseeing, tram and U-Bahn are easier.
Timehouse Pros, Cons, and Would I Return
Pros
The main pros are spacious apartments, comfortable beds, kitchens, laundry options, strong soundproofing, balconies, and underground parking. The property works very well for families, business travelers, and longer stays. It is easy to work, cook, wash clothes, and relax inside the apartment. The Schwabing location with supermarkets, restaurants, and public transport is another strong point.
Cons
The main cons are inconsistent cleaning, limited amenities, no breakfast, sometimes strict front desk communication, and the credit card policy. Guests expecting daily cleaning, a breakfast buffet, and generous toiletries may be disappointed. In warm weather, the air conditioning should be checked right away. Because post-stay charges are possible, taking photos of the apartment at check-in is a smart step.
Would I Book Again
I would book Timehouse again, but with clear precautions. I would request a quiet apartment facing the back or a higher floor, check the air conditioning immediately, report cleaning issues right away, and ask for written confirmation of all charges. For a longer stay in Munich Schwabing, family travel, business trips, or temporary accommodation, Timehouse is a good choice. For travelers who want a classic hotel with breakfast and daily cleaning, another hotel would be better.
Timehouse Location and Transport
Schwabinger Tor and Public Transport
Timehouse is in Munich Schwabing near Schwabinger Tor and Leopoldstraße. From the Schwabinger Tor tram stop, it is only a short walk to the property. Tram and bus stops are close. Münchner Freiheit is about 15 minutes away on foot. Dietlindenstraße U-Bahn station takes about 8 to 15 minutes on foot. Olympiahalle is around 30 minutes away walking. Marienplatz and Maximilianstraße are about 10 to 15 minutes away by car. Edeka, Netto, DM, cafés, and restaurants are nearby, which makes longer stays easier. For drivers, access to the A9 is convenient, and for airport travel, Nordfriedhof and the Lufthansa Express Bus are useful options.
