Das Novotel Suites ist in München Schwabing eine gute Wahl, wenn ein großes Zimmer, ein ruhiges Umfeld und ein fairer Übernachtungspreis wichtiger sind als eine Lage direkt am Marienplatz. Für meine letzte Buchung habe ich ohne Frühstück rund 210 Euro für 2 Nächte per Karte bezahlt. Frühstück kostet 25 Euro pro Erwachsenem, Parken lag bei meiner letzten Nutzung bei 25 Euro pro Tag. Die großen Suiten, die Mikrowelle, der Kühlschrank und die gute Anbindung mit Tram und U-Bahn machen das Hotel besonders praktisch für Familien und längere Stadtaufenthalte. Es gibt aber klare Schwächen: Einige Zimmer sind sichtbar abgenutzt, Teppiche haben Flecken, das Housekeeping ist nicht immer gründlich, das Bad wirkt in manchen Zimmern sehr einfach und die Einfahrt zur Tiefgarage ist eng. Wenn der Preis passt, würde ich das Hotel wieder buchen, aber beim Zimmer würde ich direkt nach Sauberkeit, Heizung, Rollos und Badzustand schauen.

Ankunft und Rezeption
Der Check-in lief an vielen Tagen schnell ab. Reservierung, Ausweis und Zimmerkarte waren meist in wenigen Minuten erledigt, und mehrere Mitarbeiter an der Rezeption waren freundlich, hilfsbereit und sehr gut vorbereitet. Fragen zu Tram, U-Bahn, Restaurants oder Fahrten in die Innenstadt wurden klar beantwortet. Besonders positiv blieben Mitarbeiter wie Ana, Edin und Mahari in Erinnerung, weil sie nicht nur höflich, sondern wirklich hilfreich waren. Es gab aber auch einen schlechten Check-in. Obwohl ich zur offiziellen Zeit um 15:00 Uhr ankam, war das zugewiesene Zimmer nicht gereinigt. Ich musste mit Gepäck im Flur warten, bis das Housekeeping fertig war. Die Wartezeit lag bei etwa 45 Minuten, und die spätere Diskussion über eine Entschädigung war enttäuschend. Zimmerkarten funktionierten ebenfalls nicht immer zuverlässig, deshalb prüfe ich sie mittlerweile direkt nach dem Einchecken.
Abreise und Kosten
Die Zahlung erfolgte bei meinen Aufenthalten über Online-Buchung und Kartenzahlung vor Ort. Bei vorausbezahlten Buchungen ging der Check-out schnell: Karte abgeben, Zusatzkosten prüfen, fertig. Bei Buchungen mit Zahlung im Hotel wurden Unterkunft, Frühstück und Parken einzeln kontrolliert. Für 2 Nächte ohne Frühstück zahlte ich rund 210 Euro. Wer Frühstück dazubucht, zahlt 25 Euro pro Erwachsenem. Bei einer Buchung mit Frühstück über eine externe Plattform gab es einmal Probleme mit der Anerkennung der Frühstücksleistung. Deshalb empfehle ich, die Bestätigung beim Check-in direkt vorzuzeigen und sich das Frühstück für alle Nächte bestätigen zu lassen.

Familiensuite
Die Familiensuite ist der stärkste Grund, dieses Hotel in München Schwabing zu buchen. Das Zimmer ist groß genug für zwei Erwachsene und zwei Kinder, und es bleibt noch Platz für Koffer. In einem Zimmer gab es ein Doppelbett, ein Einzelbett und ein ausziehbares Bett unter dem großen Bett. Für Kinder ist das praktisch, für Erwachsene ist das Zusatzbett weniger bequem. Eine Abtrennung zwischen dem Elternbereich und dem Schlafplatz der Kinder fehlt. Wenn die Kinder schlafen und man noch reden oder fernsehen möchte, muss man leise sein und das Licht vorsichtig nutzen. Der Tisch ist für die Zimmergröße etwas knapp geplant, denn in einem Familienzimmer wären vier Stühle sinnvoller als zwei.
Superior Suite und Premium Suite
Die Superior Suite war funktional und sauber. Kühlschrank, Mikrowelle, Wasserkocher, Safe, Sofa und Schreibtisch machen den Aufenthalt bequem, besonders wenn man abends noch etwas aufwärmen oder am Laptop arbeiten möchte. In der Premium Suite war das Zimmer größer, und die Badewanne war ein klarer Pluspunkt. In einem Bad standen Pflegeprodukte von Rituals, was für diese Preisklasse angenehm war. Nicht jede Raumaufteilung war gelungen. In einem Zimmer war der Fernseher nicht gut auf Bett oder Sofa ausgerichtet, sondern eher zur kleinen Küchenzeile. In einem barrierearmen Zimmer fehlte die Badewanne, obwohl ich sie aufgrund der Beschreibung erwartet hatte.
Novotel Suites Bett, Sauberkeit und Zimmerzustand
Betten, Matratzen und Kissen
Die Betten waren nicht in jedem Zimmer gleich gut. In den besseren Zimmern schlief ich ruhig, die Matratze war angenehm und das Zimmer blieb nachts dunkel. Die Innenrollos halfen besonders bei Familienaufenthalten, weil Kinder morgens nicht sofort vom Licht wach wurden. In anderen Zimmern waren die Matratzen zu weich oder die Kissen zu hart und zu unbequem. Das Zusatzbett reicht für ein Kind, für einen Erwachsenen ist es keine ideale Lösung. Die Bettwäsche war meistens sauber und schlicht, ohne besonderen Luxus, aber ausreichend für einen ruhigen Städtetrip.
Teppich, Möbel und Housekeeping
Die Sauberkeit schwankte deutlich. Es gab Zimmer, in denen alles sauber war: Bett, Bad, Handtücher und Oberflächen waren ordentlich. Es gab aber auch Zimmer mit alten Teppichflecken, abgenutzten Möbeln, klebrigen Schreibtischen, fleckigen Stühlen und vergilbten Armaturen. In manchen Zimmern sah man, dass die Einrichtung lange genutzt wurde. Das Housekeeping war der größte Schwachpunkt. An manchen Tagen wurden Betten gemacht und Mülleimer geleert, aber Handtücher, Papierbecher, Kaffee, Wasser oder Toilettenpapier nicht nachgefüllt. Einmal wurde ein angefordertes Housekeeping gar nicht erledigt, später wurden nur frische Handtücher gebracht. In der Dusche fand ich auch schon Haare vom vorherigen Gast. Deshalb kontrolliere ich nach dem Betreten des Zimmers zuerst Bad, Handtücher und Bettwäsche.

Bad und Toilette
Das Bad ist praktisch, aber nicht besonders hochwertig. Zimmer mit Badewanne und Dusche sind für Familien angenehm, weil Kinder in der Wanne baden können und Erwachsene trotzdem eine Dusche haben. Das warme Wasser funktionierte zuverlässig. Der Wasserdruck war in manchen Zimmern gut, in anderen eher schwach. Die Kunststoff-Badkabine wirkt nicht wie ein modernes Vier-Sterne-Bad. Beim Duschen ist der Platz knapp, und wenn man gegen die Wand stößt, hört man es deutlich. In einem Zimmer schloss die Duschtür nicht richtig, sodass Wasser auf den Boden lief. Die separate Toilette ist praktisch, aber sehr eng. Das kleine Waschbecken darin ist kaum komfortabel. In einem Zimmer roch die Toilette unangenehm, was die Bewertung deutlich verschlechterte.
Klima, Heizung und kleine Extras
Die Klimaanlage war in guten Zimmern stark und angenehm, besonders im Sommer. In anderen Zimmern arbeitete sie zu schwach. Auch die Heizung war nicht immer zuverlässig. Einmal blieb das Zimmer kalt, und bis ein mobiler Heizkörper kam, dauerte es zu lange. Die Ausstattung ist grundsätzlich gut: Mikrowelle, Kühlschrank, Wasserkocher, Safe, Tee und Kaffee sind vorhanden. Besteck und richtiges Geschirr muss man selbst mitbringen, wenn man im Zimmer essen möchte. Pappbecher statt richtiger Tassen passen nicht ganz zum Hotelanspruch. Ein Bügeleisen gibt es nicht im Zimmer, sondern in einem separaten Bereich. Das ist unpraktisch, wenn man Hemden oder Kleider nur schnell im Zimmer bügeln möchte.

Das Frühstück kostet 25 Euro pro Erwachsenem. Es gibt Brot, Brötchen, Kaffee, Eier, Käse, Wurst, Joghurt, Obst, Müsli und warme Speisen. An guten Tagen war alles frisch, ausreichend und angenehm. Für Familien ist es praktisch, weil man direkt im Hotel starten kann. Für den Preis erwarte ich aber mehr. Es gab keine besonderen Highlights wie Lachs oder frisch bestellte Omeletts. Besteck, Kaffee und viele Abläufe sind Selbstbedienung. Wenn der Frühstücksraum voll ist, wird es weniger gemütlich. Wer nicht viel frühstückt, ist mit der Bäckerei oder dem Supermarkt in der Nähe besser beraten.
Ruhe, Personal und kleine Ärgernisse
Das Hotel liegt ruhig, und in vielen Zimmern hört man nachts kaum Straßenlärm. Die Umgebung besteht aus Wohnhäusern, Büros und Hotels, deshalb ist es abends eher leise. Je nach Zimmer hört man aber Geräusche aus dem Flur oder von draußen, wenn Gäste lange draußen sitzen. Die Toilettenspülung und die Tür der separaten Toilette sind im Zimmer deutlich hörbar. Die Mitarbeiter an der Rezeption waren meistens der große Pluspunkt. Sie halfen bei Fragen, bei verlorenen Gegenständen und bei Problemen mit dem Zimmer. Beim Frühstück und beim Housekeeping war der Service wechselhafter. Ein paar Begegnungen waren trocken und wenig einladend, und die Reinigungsleistung erreichte nicht immer das Niveau, das man bei Novotel erwartet.

Parken ist einer der Punkte, die man vor der Anreise kennen sollte. Die Garage unter dem Hotel ist kostenpflichtig. Bei meiner letzten Nutzung kostete sie 25 Euro pro Tag; früher hatte ich dort 22 Euro für 24 Stunden bezahlt. Einen Hotelrabatt gab es nicht. Die Einfahrt und Ausfahrt sind eng. Mit einem kleinen Auto geht es, mit einem großen SUV oder Van ist es stressig. In den umliegenden Straßen findet man abends und am Wochenende manchmal freie Plätze, teilweise kostenlos. Tagsüber ist das schwieriger. Wer mit Bahn oder Flugzeug anreist, braucht in diesem Hotel kein Auto, weil Tram, Bus und U-Bahn gut nutzbar sind.
Lobby, Shop und Fitnessraum
Die Lobby ist moderner als viele Zimmer. Es gibt Getränke, Snacks und Mikrowellengerichte, was bei später Ankunft praktisch ist. Der kleine Barbereich reicht für einen kurzen Drink. Der Fitnessraum ist klein. Es gibt nur wenige Ausdauergeräte, und wenn mehrere Gäste gleichzeitig trainieren wollen, ist der Raum schnell voll. Trainingsmatten fehlten, daher eignet sich der Raum eher für ein kurzes Cardio-Training als für ein vollständiges Workout. Für einen Städtetrip ist das in Ordnung, für sportliche Gäste aber knapp.

Schwabing, Alte Heide und Wege in die Stadt
Das Novotel Suites liegt im nördlichen Schwabing, in der Nähe von Parkstadt Schwabing und Alte Heide. Zur U-Bahn-Station Alte Heide geht man etwa 10 bis 15 Minuten. Mit Gepäck ist die Tram angenehmer, denn die Haltestelle ist nach etwa 5 bis 7 Minuten erreichbar. Von dort kommt man mit Umstieg in rund 30 Minuten in die Münchner Innenstadt und zum Marienplatz. Bus 50 ist praktisch für Fahrten Richtung S-Bahn und BMW Museum. In der Nähe gibt es ein kleines Einkaufszentrum, EDEKA, Bäcker, REWE, Penny, DM und einige Restaurants. Der Englische Garten ist für einen Spaziergang gut erreichbar, und auch BMW Museum oder Allianz Arena passen gut zu dieser Lage. Wer abends viel Auswahl an Restaurants direkt vor der Tür möchte, ist hier nicht perfekt aufgehoben. Wer ein ruhiges Hotel mit großen Zimmern und guter Verkehrsanbindung sucht, trifft mit diesem Standort eine gute Wahl.

Family Suite
The Family Suite is the main reason to book this hotel. The room is large enough for two adults and two children, and there is still space to open luggage. One room had a double bed, a single bed, and a pull-out bed under the larger bed. That works well for children, although the pull-out bed is not ideal for an adult. There is no partition between the children’s sleeping area and the main bed, so after the children fall asleep, you need to keep the light and TV volume low. The table is useful, but the seating is limited. In a family room, four proper chairs would make more sense than two.
Superior Suite and Premium Suite
The Superior Suite was clean and functional. The fridge, microwave, kettle, safe, sofa, and desk made the stay easy, especially when I wanted to heat up a snack or work on a laptop. The Premium Suite felt larger, and the bathtub was a nice plus after a long day in Munich. In one bathroom, Rituals products were provided, which made the amenities feel better than the usual basic hotel set. Not every layout worked well. The extra bed is fine for a child but not great for an adult. The bedding felt clean and practical rather than luxurious. For a short Munich hotel stay, it was enough, but it did not feel like a premium sleep setup in every room.

Cleanliness is the biggest mixed point at Novotel Suites. Some rooms were very clean, with fresh towels, clean beds, and no unpleasant smell. Other rooms had old carpet stains, worn furniture, sticky desks, stained chairs, and yellowed fittings. The room condition can feel dated, especially compared with the modern lobby. Housekeeping was also inconsistent. On some days, the bed was made and the bins were emptied, but towels, paper cups, coffee, water, or toilet paper were not replenished. During a longer stay, housekeeping was skipped once even after I asked for it. Another time, used towels were folded instead of replaced. I have also found hair left in the shower, so I now check the bathroom, towels, and bedding as soon as I enter the room.

When the breakfast area is busy, it loses comfort. If breakfast is not included, the nearby bakery or supermarket is a better-value choice.
Quiet rooms and service differences
The hotel is generally quiet. The area is a mix of offices, residential streets, and hotels, so there is not much late-night traffic noise. In many rooms, I slept well without being disturbed. Depending on the room, hallway noise or voices from outside can still come through. The separate toilet door and flush are also quite loud inside the room. The front desk staff were often the strongest part of the hotel. They helped with transport questions, room issues, and even stressful situations like a lost bag. Breakfast service and housekeeping were less consistent. Some interactions felt dry, and some cleaning visits were too light for a hotel in this category.

Parking is not included. The garage under the hotel cost 25 euros per day on my latest stay; on an earlier stay, I paid 22 euros for 24 hours. There was no hotel guest discount. The garage entrance and exit are narrow. A small car is manageable, but a large SUV or van takes more care. Street parking nearby can be possible in the evening or on weekends, and it can be free depending on the time and space available. During weekday daytime, finding a space is harder. If you arrive by train or plane, using public transport is easier than keeping a car here.
Lobby, shop, and fitness room
The lobby feels newer and better maintained than many of the rooms. There are drinks, snacks, and microwave meals near reception, which is helpful for a late arrival. The small bar is fine for a quick drink. The fitness room is small. There are only a few cardio machines, so when several guests want to work out, the room fills quickly. I also missed exercise mats. It is fine for a short workout, but not enough for guests who care about a proper gym.

Schwabing, Alte Heide, and transport
Novotel Suites is in the northern part of Schwabing, close to Parkstadt Schwabing and Alte Heide. Alte Heide U-Bahn station is about a 10 to 15-minute walk away. With luggage, the tram is easier because the tram stop is about 5 to 7 minutes on foot. From there, you can reach Marienplatz and Munich Old Town in about 30 minutes with a transfer. Bus 50 is useful for reaching S-Bahn connections and the BMW Museum area. Nearby, there is a small shopping center, EDEKA, a bakery, REWE, Penny, DM, and a few restaurants. The English Garden is good for a walk, and the BMW Museum and Allianz Arena also fit well with this hotel location. This is not the best area if you want many late-night restaurants right outside the door. It is better for travelers who want a quiet Munich hotel with large rooms and easy public transport.
