Flemings Hotel Stay Summary

Flemings Hotel in Munich Schwabing is strongest when it comes to location, breakfast, and several genuinely helpful staff members. It is close to Münchner Freiheit, Dietlindenstraße U-Bahn, Leopoldstraße, and the English Garden, so it works well for both a Munich city trip and a business stay. Marienplatz, Odeonsplatz, and Allianz Arena are easy to reach by U6. My clearest price point was a Comfort Plus Single at about €98 per night without breakfast. Breakfast was about €11 per person, and the hotel underground garage was €18 per night. I paid mostly by card, sometimes prepaid online, with extras such as parking charged separately. The main issue is that the rooms vary a lot. A good room feels clean, practical, and good value. An older room can mean dust, dark lighting, worn furniture, soft sagging mattresses, thin pillows, stained bedding, musty carpets, and an awkward open bathroom. I would book this hotel again for the location and breakfast, but only with a clear room request.

Flemings Hotel Check-in Check-out Price Payment

Self Check-in and Arrival

Flemings Hotel uses self check-in terminals instead of a classic front desk setup. At first it feels a bit odd to walk into the lobby and go straight to a screen, but once the booking details and passport check are done, the room key is issued from the system. When a staff member is nearby to help, the process is quick. On good days, check-in took only a few minutes, and I was able to get into the room early because it was already ready. On other days, the room was not ready at the official check-in time, and I waited around 30 minutes before receiving the key after 3 p.m. That delay matters if you have plans right after arrival. Extras such as parking could only be added properly once the room was ready, so it is worth asking directly about breakfast, garage access, and invoice details during check-in.

Check-out and Extra Charges

Check-out was simple. I dropped the room key into the box, and the invoice was sent by email. That part saved time. Extra charges were not always explained clearly at the desk, though. Parking fees could show up after check-out if they had not already been settled. The check-out time gave enough room for breakfast and packing, which was convenient. One poor moment was housekeeping knocking several times well before check-out and asking me to leave. That was unnecessary and left a bad impression. If you plan to stay in the room until the proper check-out time, use the door sign and mention it to the hotel if needed.

Exact Price and Payment Method

The Comfort Plus Single cost about €98 for 1 night without breakfast. Breakfast was about €11 per person. The underground garage cost €18 per night. For Munich Schwabing, that price is good value when the room is in decent condition. I booked online and paid mostly by card. Some stays were prepaid before arrival, while parking and breakfast were charged separately when not included in the booking. I did not need cash. For non-refundable prepaid bookings, the hotel was not flexible when plans changed, so I recommend a flexible rate when flight or travel plans are uncertain.

Flemings Hotel Room Review by Type

Comfort Plus Single Room

The Comfort Plus Single was large enough for one person and a good deal at about €98 per night in Munich. The room had a TV, kettle, tea, coffee, bottled water, hairdryer, towels, and basic toiletries. In better rooms, the TV worked well, streaming was available, and the Wi-Fi was fast enough for work, video streaming, and normal browsing. The bed was comfortable in the better rooms, the bedding was fresh, and storage was enough for a short stay. Some single rooms were too dark, though. Instead of a bright ceiling light, the room had only small bedside lamps. Packing a suitcase or working at the desk in the evening was inconvenient. A proper ceiling light would improve these rooms a lot.

Double Room Twin Room Signature Room

Double rooms were not all the same. Smaller double rooms felt tight, especially when the bed was only around 1.40 m wide. For two adults, that is not much space. Once two suitcases were open, the room felt crowded. Rooms with two single beds and the Signature Room were much better. The Signature Room was spacious, modern, and clean. It had enough space even for a small group. A room for three people had enough floor space, although the hotel works best for one or two people per room. Depending on the room, there was a desk, safe, small fridge, chair, glasses, coffee station, and one free bottle of water. The fridge did not always cool properly, so I would not rely on it for anything sensitive.

Suite and Older Rooms

The suites sounded better during booking than they felt in person. One suite was large but worn out. As soon as I entered, there was a strong musty smell. There were food leftovers on the floor from the previous guest, the furniture was tired, and several light switches did not work. Opening the windows helped a little, but then the room became cold. Another suite had no proper shower, only a shower option in the bathtub. Hot water took several minutes, and on the day of departure there was no water at both sinks. For a higher room price, that was not acceptable. Older-wing rooms also had problems: dark corridors, musty carpets, very small bathrooms, and in some areas no lift. When booking, I recommend asking for a renovated room without carpet and away from the old wing.

Flemings Hotel Cleanliness Bed Bathroom

Room Cleanliness and Smell

Cleanliness was the biggest weak point because it was inconsistent. In good rooms, the floor, bed, bathroom, and towels were clean. The room smelled neutral and felt comfortable. In other rooms, there was visible dust, especially under the bed and around vents. The sink was not properly cleaned, there were marks on the wall near the toilet, and some bathroom corners looked old and neglected. I found stains, hair, and small bits of debris on mattresses and bedding. Carpeted rooms had a stronger musty smell, sometimes starting already in the hallway. In one room, there were cockroaches and noises inside the ceiling at night. That should not happen in a hotel of this category.

Mattress Pillow Bedding

The beds differed a lot. In better rooms, I slept well. The mattress gave enough support, the sheets felt soft, and the bed was freshly made. In weaker rooms, the mattress was old, very soft, and sagged in the middle. That is not good for the back. Pillows were often small and thin. You can ask for a different pillow, but the one placed in the room was not always comfortable. The sheets were washed but sometimes had small stains. The bed base and headboard also showed wear in some rooms. For one night it may be manageable. For several nights, it becomes annoying.

Open Bathroom Shower Toilet

The bathroom is the one thing you need to know before booking. Many rooms have an open bathroom concept. The shower and sink are integrated into the bedroom, and the shower is made of clear glass. Alone, that is usually fine. With a partner or friend, it can be uncomfortable because there is almost no privacy. The toilet has a separate door, but in some rooms it was a frosted glass sliding door that did not close fully. Bathroom noise also carried into the room. Some bathrooms were extremely small, water leaked after showering, and not every shower area was clean. Water pressure was fine in good rooms but weak in others. Hot water usually worked, although in one suite it took several minutes. The shampoo and shower gel smelled good, and towels were fine when properly stocked. On some stays, soap was empty or towels were not replaced, even when they should have been.

Flemings Hotel Soundproofing Air Conditioning Lighting Facilities

Street Noise and Hallway Noise

The location near Leopoldstraße is convenient, but street-facing rooms are noisy. With the window closed, some rooms were acceptable. With the window open, traffic, tram noise, voices, and sirens came straight in. Courtyard-facing rooms were much quieter. Hallway soundproofing was not reliable in every room. Doors, conversations in the corridor, and cleaning noise in the morning were easy to hear. One morning I woke up early because cleaning work next door was loud enough to shake the wall. If you are sensitive to noise, ask for a courtyard-facing room and keep the window closed at night.

Air Conditioning Heating Room Temperature

Air conditioning worked in several rooms, but not always comfortably. In good rooms, the temperature was fine and the unit was quiet enough. In other rooms, the air conditioning was loud, and dust was visible around the vent. Heating was also not always easy to control. One room was far too warm, almost like a sauna, and I could not lower the temperature properly. Opening the window was not a good solution because of the street noise. Some rooms also had very dry air. For a short stay it is manageable, but for longer stays it can bother your throat and eyes.

TV Wi-Fi Lighting and Small Items

Wi-Fi was a clear plus. It was fast and stable. The TV was also good when streaming worked. Some rooms had TV channel problems, and one technical issue was not solved despite repeated requests. Lighting was a weak point. Several rooms had no bright main light, only small lamps, which made the room too dark in the evening. Many rooms included a kettle, coffee, tea, safe, desk, hairdryer, tissues, and a water bottle. One kettle was heavily limescaled, so I checked it before using it. Overall, the room equipment is practical, but maintenance needs to be more consistent.

Flemings Hotel Breakfast Bar Service

Breakfast for €11

Breakfast was one of the best parts of staying at Flemings Hotel. For about €11 per person, the selection was strong: rolls, croissants, bread, pretzels, cheese, cold cuts, ham, salami, fruit, vegetables, yogurt, cereal, toppings, coffee, and tea. There was also Munich-style Weißwurst breakfast. Eggs could be ordered fresh, including scrambled eggs, fried eggs, poached eggs, and French toast. Coffee was good, and on good mornings the breakfast staff actively asked what I wanted. For this price in Munich, breakfast was very good value.

Weaker Breakfast Days

Breakfast was not perfect every time. On busy mornings, especially Sunday around 9:30 a.m., it was hard to find a free table. The buffet was not always refilled quickly. On one morning, the baked goods were not fresh, and a pretzel was too hard to enjoy. The cheese and cold cut selection was solid but not special. If you expect a huge 4-star breakfast, you may be disappointed. If you want a good city hotel breakfast for €11, it usually works well.

Front Desk Breakfast Staff Housekeeping

Many staff members made the stay better. At check-in, several employees helped patiently with the self check-in machines, booking questions, and small issues. Some staff members were especially attentive, quick, and kind. Breakfast staff often handled egg orders and coffee requests well. The bar was also pleasant on good evenings. There were negative moments too. Housekeeping knocked too early and repeatedly on check-out day. A TV issue was not fixed despite requests. One bar conversation was inappropriate for a hotel setting. Service can be very good here, but complaint handling needs to be more dependable.

Flemings Hotel Parking and Extras

Underground Garage for €18 per Night

The hotel has an underground garage for €18 per night. For Munich Schwabing, that is a good price. Nearby public garages can cost more for 24 hours. Still, the garage is not easy. The entrance is narrow and steep. With a large car or a low car, it can be stressful. Some spaces are duplex-style, and parking requires careful maneuvering. When the garage is full, it gets unpleasant quickly. There were evenings when no space was available. If you arrive by car, ask ahead and have another parking option in mind if your vehicle is large. A plus is that the garage has two 22 kW AC charging points for electric cars.

Public Transport Instead of Driving

For most Munich stays, public transport is easier than driving. Tram and bus stops are right by the hotel or very close. The U-Bahn is also nearby. Marienplatz, Odeonsplatz, and Allianz Arena are easy to reach. For a city trip, I recommend leaving the car in the garage and using U-Bahn and tram around Munich.

Sauna Fitness Bar

The hotel has a sauna and a small fitness room. The sauna is a nice extra. The fitness room is better for a quick workout than proper training. It has only a few machines, including a treadmill, cross trainer, rowing machine, bench, and some weights. The treadmill was noisy during one visit. The bar can be pleasant, but not every evening was convincing. Prices felt higher than some places nearby. Since Schwabing has many restaurants and bars, I would often go out for dinner or drinks.

Flemings Hotel Pros Cons Overall Rating

What I Liked

The location is excellent. Schwabing, Münchner Freiheit, the English Garden, and Leopoldstraße are all close. The U-Bahn gets you into the city center quickly. Breakfast is good for €11, coffee is decent, and fresh egg dishes are a plus. Good rooms are clean, warm, quiet, and practical. Wi-Fi is fast. At around €98 per night for a Comfort Plus Single, the value can be strong. Many staff members are friendly and helpful, especially at breakfast and during check-in.

What Bothered Me

The biggest issue is the difference between rooms. A good room makes the stay pleasant. An older room can be disappointing fast. Dust, stains, musty carpets, sagging mattresses, thin pillows, dark lighting, and open bathrooms are the main weaknesses. Housekeeping every other day is fine if the cleaning is done properly. That was not always the case. The garage is fairly priced but tight. Street-facing rooms are noisy. The clear-glass shower in the room is not for everyone. Security and key handling need to be taken seriously, because mistakes there are not acceptable.

Would I Stay Again?

I would stay at Flemings Hotel again, but only with clear requests: renovated room, no carpet if possible, not facing the street, and no fully visible open bathroom when I am not traveling alone. For a solo business trip, a short city break, or 1 to 2 nights in Munich Schwabing, it can be a good choice. Couples and friends should confirm the bathroom layout before booking. I would not book the suites or older rooms again unless the condition was confirmed in advance. If location, U-Bahn access, breakfast, and price matter most, this hotel can work well. If you expect a consistently polished 4-star stay, choose the room carefully.

Flemings Hotel Location and Nearby Transport

From Münchner Freiheit and the English Garden to the Hotel

Flemings Hotel is in a practical part of Schwabing, close to Leopoldstraße. From Münchner Freiheit, it takes about 5 to 7 minutes on foot to reach the hotel. From Dietlindenstraße U-Bahn station, it is about 4 minutes. Tram and bus stops are very close, some almost in front of the hotel. With the U6, Marienplatz, Odeonsplatz, and Allianz Arena are easy to reach. The English Garden is within walking distance and is good for a walk. Around the hotel there are restaurants, bars, cafés, bakeries, a supermarket, and small shops. From the airport, public transport takes at least about 1 hour, so it is not especially close. For a Munich Schwabing hotel review, the location remains the strongest reason to book Flemings Hotel.
