Holiday Inn in Munich-Freimann works best as a short-stay hotel in the northern part of Munich. The rooms are modern, breakfast is included, and public transport makes it possible to reach the city center without too much trouble. For one or two people, it is a practical choice if the main goal is sleeping, showering, having breakfast, and getting around Munich. The weak points are clear: expensive parking, confusing parking charges, uneven room cleanliness, and carpet stains in several rooms. Without a car, the hotel feels much better value. With a car, the final price rises quickly.
Holiday Inn Check-in, Check-out, and Payment
Check-in experience
Check-in at Holiday Inn was not the same every time. When the lobby was quiet, the self-check-in machine worked well, the reservation came up quickly, and the room key was issued within a few minutes. At busier times, the process took longer. On one arrival, the machine could not find the booking, so the front desk had to check the reservation again. Having the booking confirmation ready on the phone or printed out made the process easier. If arriving in the evening, I recommend keeping the reservation number and passport ready before walking in.
Check-out and extra charges
Check-out itself was simple. Returning the key card and checking the invoice did not take long. The difficult part was the parking charge. On one stay, the parking system split the parking into several sessions. A short parking session of about 2 hours and 25 minutes cost 10 euros, and the overnight parking was added separately. The total came to 39 euros for less than 24 hours of parking. The explanation at the front desk was not helpful enough. For a hotel guest, parking should be explained clearly at check-in, especially if exiting and re-entering creates another charge.
Room price and payment method
One 5-night stay cost 650 euros for the room, which comes to about 130 euros per night. Breakfast was included in that price. Parking was charged separately at 29 euros per night. For 5 nights, parking alone would add 145 euros, bringing the total to 795 euros. Payment was made by card, and cash was not accepted. If the booking is prepaid online, it is important to keep proof of payment ready. The final invoice should be checked before leaving, especially when parking or other small charges are involved.

Double room for two guests
The double room at Holiday Inn is fine for two people on a short stay. It is not large, but two suitcases can be managed for one or two nights. The bed was comfortable enough, and the bedding was freshly prepared. The European twin setup may surprise some guests: two mattresses and two separate duvets placed side by side on one large frame. It is not the same as two fully separate beds with walking space in between. The pillows were soft and not very high, so guests who prefer firm pillows may want to bring their own support.
Corner room
The corner room was more comfortable than the standard room. There was more space around the bed, and the desk was usable for a laptop. Power outlets were in practical locations near the bed and desk. The lighting was fine for a short stay, though not especially bright. Storage space was limited, and there was no proper large wardrobe. A mini fridge was also missing, which is inconvenient for drinks, snacks, or medication. For two people, the corner room was the best option among the rooms I used.
Triple room with sofa bed
The triple room was too small. With one double bed and one sofa bed, the room became crowded as soon as the sofa bed was opened. There was barely enough space to open suitcases. Even when booked for three guests, the room did not always come with three towel sets, cups, or enough basic items. These had to be requested from the front desk. For a family staying one night, it can work. For more than one night, the triple room is not comfortable enough.

The bed was generally acceptable. In clean rooms, the bedding was fresh, the sheets were neatly prepared, and the mattress gave decent support. Sleep quality depended heavily on the room location. A quiet room was perfectly fine for the night, while rooms facing the street or railway were less restful. Some rooms also had visible stains on bedding or nearby fabric surfaces, which lowered confidence in the cleaning standard. I recommend checking the bed and sofa immediately after entering the room.

The carpet was the biggest room problem. Several rooms had visible stains on the floor, and in some rooms the sofa or chair also had marks. The hotel looks modern at first, but stained carpet makes the room feel much less clean. Some rooms had no noticeable smell, while others had a stale or unpleasant odor. Ventilation was limited because the windows could only be tilted, not fully opened. If the room smells bad or the carpet is heavily stained, asking for another room right away is the best option.
Housekeeping
Housekeeping staff on the floors were friendly when fresh towels were needed. Still, the cleaning standard was inconsistent. Hair in the bathroom, an unclean toilet area, and stained textiles were issues in some rooms. Another uncomfortable moment was housekeeping entering the room before check-out time while the room was still occupied. Check-out is possible until 12:00, so the room should not be opened before the guest has left. That part needs better control.

The bathroom is modern and well designed. The sink, toilet, and shower are arranged well, and in clean rooms the bathroom feels much better than the carpeted bedroom area. In one room, the shower holder was not stable, and in another the shower curtain caused water to spread across the bathroom floor. After showering, the floor near the toilet and sink could become wet, which was annoying.
Towels and basic items
Towels were usually clean and fresh. The problem was quantity. In a room booked for three people, only two towel sets were provided at first. Cups and small basics were also missing on some stays. Shampoo and body wash were available, but guests should bring their own toothbrush and toothpaste. There was no mini fridge in the room, and bathroom shelf space was limited. For a short stay, this is manageable. For a longer stay, it becomes inconvenient.

Heating and air conditioning were inconsistent. In one room, the temperature stayed too cold even after adjusting the controls. Outside noise and hallway noise
Noise depends on room location. Rooms facing the street are not completely silent, and rooms near the railway can be disturbed by train noise. Double glazing helps, but it does not remove everything. Hallway noise was noticeable mainly in the morning and evening when many guests were moving around. The elevators were usually quick because there are three of them. Access to guest floors requires the room key, which is a positive point for security.

Breakfast was included in the room price, so there was no separate breakfast payment. The selection was typical for Holiday Inn: bread, toast, rolls, cheese, ham, eggs, bacon, yogurt, coffee, and juice. It is enough for a quick breakfast. The coffee was good, and warm pretzels or fresh bread made the breakfast better on some mornings. Fresh fruit and vegetables were limited, and the scrambled eggs were cold on some days. The pancake machine was not always working. This is not a luxury breakfast, but it is enough if expectations are realistic.
Seating and waiting time
The breakfast area is too small when the hotel is full. During peak time, there were long lines, not enough tables, and delays at the coffee machines. Plates, cutlery, and cups were not always refilled quickly. Some guests had to wait for seats or eat outside the main breakfast area. Early breakfast was much better. Around 6:30, the area was calmer and easier to use. For a smoother morning, I recommend going early.

Holiday Inn has outdoor parking and an underground garage. The parking area is shared with the neighboring hotel, so it can look large, but it still becomes crowded when occupancy is high. The underground garage feels tight in some areas, and the height limit is around 2 meters. Parking cost 29 euros per night. That means 58 euros for 2 nights and 87 euros for 3 nights. For a hotel outside the Munich city center, this is expensive.
The main parking problem
The parking system was the most frustrating part of the stay. If you exit and later re-enter, the system can create a new parking session. This led to a total parking charge of 39 euros for less than 24 hours. Hotel guests should be told this clearly at check-in. A flat overnight hotel guest rate linked to the vehicle plate would be much better. If arriving by car, I recommend asking about vehicle registration, re-entry, daily rate, underground garage rules, and payment before parking. For sightseeing in Munich, public transport is the better choice.

The front desk experience was mixed. Some staff members were friendly, quick, and helpful, especially with room changes or basic requests. Other situations were less satisfying, especially when asking about parking charges, invoices, or payment issues. Phone and email contact after departure was not reliable. If an invoice is needed, it is best to request it at check-out and wait until it is issued.

The breakfast staff seemed overwhelmed during busy hours. Plates, cups, cutlery, and tables were not always handled fast enough. When the area was quiet, breakfast was fine. What I liked
Holiday Inn has several practical advantages. The rooms are modern, breakfast is included, and the hotel works well for short stays in northern Munich. It is useful for concerts at Zenith Munich, business in the Freimann area, or a Munich trip using public transport. For one or two guests without a car, the hotel can be good value.
What I did not like
The main downside is the parking fee of 29 euros per night. The confusing parking sessions made it worse. Room cleanliness was also uneven, mainly because of stained carpets and fabric furniture. The triple room was too small, there was no mini fridge, and breakfast became crowded at peak time. The hotel is acceptable for one or two nights, but I would be careful with longer stays, family stays, or trips by car.

Would I stay again?
I would stay at Holiday Inn again only under certain conditions. I would choose it without a car, for one or two people, with an early breakfast plan and a request for a quiet room. The hotel can be a practical Munich hotel, but it is not the best choice for guests who want spotless carpets, spacious rooms, quiet breakfast, and stress-free parking.

Freimann, Zenith Munich, and public transport
Holiday Inn is located in northern Munich, in the Freimann area. From Zenith Munich, the hotel is about 20 to 25 minutes on foot. Nearby, there are simple options such as McDonald’s, METRO, and basic shopping. Frankfurter Ring U-Bahn station is about 12 to 15 minutes away on foot, while bus stops are closer. Marienplatz takes around 30 minutes by public transport. BMW Museum, Olympiapark, and Allianz Arena are also reachable by car, but the parking cost makes driving less attractive. For most Munich sightseeing, using public transport from the hotel is the better option.
