The rooms are stylish and well kept, though room size varies a lot by category. I paid a little over 100 euros for a single room for 1 night, and around 438 euros for a double room for 2 nights. Breakfast was about 19 euros per person when booked in advance, and underground parking was about 29 euros per night. The best parts were the location, quiet setting, cleanliness, breakfast, and helpful staff. The main downsides were small bathrooms, no air conditioning in most rooms, high rates during busy periods, and the need to double-check the assigned room type at check-in.
Room Types and Sleep Quality
Single Room and Smaller Rooms
The single room was fine for a short stay. The bed was larger than expected for a compact room, and the mattress was comfortably firm. The pillows were not too high or too flat, and the bedding was clean. With a large suitcase, though, the room became tight quickly. It was still usable because there were shelves, a small desk, and enough outlets for a phone, laptop, and power bank. For one or two nights, it worked well. For a longer stay, I would choose a larger category.

There were also weaker moments, including a missed room cleaning, glasses that were not replaced, and a small leftover item from previous cleaning. The overall standard was still good, but for a multi-night stay it is better to ask reception how housekeeping will be handled.

The bathroom experience depends heavily on the room category. Larger rooms had usable, clean bathrooms. Smaller rooms had very tight bathrooms where only one person could comfortably stand. The rooms are clean, the beds are comfortable, the breakfast is good, and the hotel has a pleasant boutique style. The garage, bar, bike rental, and pet-friendly touches also add value.
What I Did Not Like
The smallest rooms and bathrooms are tight. No air conditioning in most rooms is a serious problem in summer. Rates can feel high when the assigned room is small. Breakfast and parking add a noticeable amount to the total cost. Room category and final charges should be checked carefully.
Overall Satisfaction
Unsöld's Factory is a hotel I would choose again for Munich in spring, autumn, or winter. It is a strong option for travelers who want a quiet, clean hotel near the English Garden and the old town. For summer, I would only book a larger room category with better cooling. Travelers who need a spacious bathroom, strong air conditioning, and a full-service restaurant should compare other hotels before booking.
