Maximilian Stay at a Glance
Maximilian is an apartment-style hotel in Munich’s Old Town, within walking distance of major sights, restaurants, and shopping streets. I stayed in late January, mid-April, and early June 2026, using a Townhouse Double, Garden Studio, and City Suite. Room quality varied considerably depending on the building, floor, and direction of the windows. Nightly rates ranged from €266 to €378. The beds, bedding, and general cleanliness were consistently good, but the air conditioning, heating, toilet, and bathroom fittings were less reliable in some rooms. Breakfast cost €30 per person and felt expensive for the limited selection. I would consider staying again for the central location and spacious rooms, but I would request a confirmed garden-facing room before arrival.
Maximilian Check-in, Check-out, and Payment
Arrival and Check-in Wait
The online booking confirmation arrived immediately by email. At reception, the staff checked my passport and reservation name, and communicating in English was easy. During one early arrival, I left my luggage at reception and returned after sightseeing. On another visit, the room had already been cleaned, so I was allowed to check in before the standard time. A staff member also helped guide the rental car into the underground garage. In early June, construction had changed the vehicle entrance, and the directions were not completely clear, which added a long delay.
Card Payment and Final Bill
I registered a card during the online reservation and paid at the hotel. Card payment worked normally during most stays, but on one occasion the hotel’s terminal would not accept a Visa card. My bank later confirmed that the card itself had no problem, so I had to withdraw cash from a nearby ATM. During another stay, two different totals appeared in the billing system, and the payment initially had to be divided into two transactions. The breakfast price had also been updated without a clear notice, and a €6 omelet charge appeared separately. Check-out was available until noon, but I recommend checking the itemized bill for the room, breakfast, minibar, and extras before paying.
Maximilian Room Types and Prices
Townhouse Double
I stayed four nights in a Townhouse Double in late January 2026. The first night cost €266, while the final night cost €378. The room was spacious and partly renovated, with enough room around the bed and desk. However, the expected garden outlook was mainly a close view of another building’s wall. Some rooms in the adjoining building have no elevator, so luggage must be carried upstairs. Parts of the floor were slightly uneven, and top-floor rooms had low ceilings that required extra care.
Garden Studio
In mid-April 2026, the Garden Studio cost €365 per night, for a total of €1,095 for three nights. The studio was approximately 33 square metres and had room for two open suitcases, a sitting area, and a kitchenette. It was located in a fourth-floor attic area. From inside the room, the main view was of nearby rooftops rather than the garden. The garden could only be seen by stepping onto a very small balcony and looking down. The kitchenette worked well for drinks, bread, cheese, and prepared food, but the counter and washing area were too small for serious cooking.
City Suite
In early June 2026, the City Suite cost about €300 per night, or roughly €600 for two nights. It included a true king-size bed, a separate section with a sofa bed, and a kitchenette with a refrigerator, microwave, and basic cookware. The extra space was useful for a family and felt much larger than a standard city hotel room. The drawback was the City View, which faced an active construction site. Closed windows blocked most of the sound, but cranes, scaffolding, and workers remained directly outside.
Maximilian Room Comfort and Sleep Quality
Beds, Bedding, and Space
The beds were one of the hotel’s strongest features. The mattresses were supportive without being overly firm, and the king bed had enough space for two adults. Sheets and duvet covers felt soft, clean, and well maintained. The sofa bed was firmer than the main bed but suitable for children or a short stay. Newer rooms had convenient sockets on both sides of the bed. Some older rooms had fewer accessible outlets, so a multi-port travel adapter was useful.
Cleanliness, Smell, and Lighting
The rooms were generally clean on arrival and had no unpleasant smell. Rooms with wooden flooring were especially easy to keep tidy. Housekeeping cleaned the bedroom, bathroom, and kitchenette carefully and usually replaced used coffee capsules and toiletries. However, leaving the room after 2 p.m. sometimes meant that cleaning was no longer available. A few towels were missing on one day, and additional bathroom items were provided only in limited quantities. Suite lighting was adequate, while some ground-floor rooms remained quite dark even with the lamps switched on.
Windows and Soundproofing
Garden-facing rooms were quiet enough to sleep with the windows open. Noise from neighbouring guests and the corridor was minimal, helped by solid doors and double-glazed windows. City-facing rooms were much noisier with the windows open because of construction and street traffic. Once the windows were closed, nighttime noise was not a major problem. Anyone planning to work or rest in the room during the day should request accommodation away from the construction before arrival.
Air Conditioning and Heating
Heating and cooling performance varied from room to room. The City Suite stayed comfortably cool, but one Townhouse room remained at 24–25°C even after lowering the thermostat. In another room, the heating alternated between hot and cold air. Staff were informed, but the issue was not fully repaired during the stay. The Garden Studio also had a low air-conditioning hum that continued after the system was switched off. It is worth testing the heating and cooling immediately after check-in and requesting another room if necessary.
Maximilian Bathroom and Amenities
Shower, Water Pressure, and Drainage
Bathroom size depended on the room category. The City Suite bathroom had enough room for two people, while the Studio bathroom was much tighter around the sink and shower. Shower pressure was strong and steady, and the hot water did not cut out during use. A drying rack in some bathrooms was useful for hand-washed clothing. One shower drained slowly and allowed water to collect, while a sink plug in another room did not work.
Toilet, Towels, and Toiletries
Bathrooms were usually clean, but the Garden Studio toilet had a weak flush. Another room required a repair because the toilet was not working correctly. Shampoo, shower gel, soap, and other basic items were provided, with Molton Brown products in some rooms. A single small bottle of shower gel was not enough for two guests. Towels were thick and in good condition, although the full number was not replaced on every cleaning day.
Kitchenette and Other Facilities
The kitchenettes included a refrigerator, microwave, cooktop, plates, cups, pans, and basic utensils. This was particularly helpful when travelling with children or buying food from Viktualienmarkt. An espresso machine was also provided, and used capsules were normally replaced during cleaning. The room safe was suitable for passports, cash, and documents but too small for a laptop. An iron and ironing board were available from reception. The shared washer and dryer required an extra fee, and the machines did not work reliably during one stay.
Maximilian Breakfast Review
Price and Food Selection
Breakfast was not included in the room rate and cost €30 per person in 2026. A made-to-order omelet added another €6. The buffet included bread, cold cuts, cheese, sausages, juice, coffee, and a small amount of salmon. The selection was modest for the price. Some bread items were already gone at around 9:30 a.m., and milk and salmon were not replenished quickly. Coffee was very good when prepared by an attentive staff member, but it tasted noticeably bitter on another morning.
Breakfast Room and Staff
Breakfast was served in a glass-enclosed dining area and on a terrace overlooking the courtyard garden. A garden table was one of the most pleasant places to start the day, and the seating was spacious enough for families. Service quality varied. Some employees prepared coffee quickly and checked the buffet regularly. On another morning, a staff member refused to replace a cup that was not properly clean. Used plates also remained on the table for too long, and food was not always replenished before the announced closing time. At €30 per person, I would use the hotel breakfast once and visit a nearby bakery on the remaining mornings.
Maximilian Parking and Staff Service
Underground Parking
The hotel has a private underground garage, but both the entrance and parking spaces are extremely tight. A compact car was manageable, while a large SUV would be difficult to turn and park. Spaces are limited and should be requested during booking. Construction made it hard to stop outside the entrance even briefly, and one set of driving directions included a road that was completely closed. When a staff member accompanied me to the garage, the process was much easier. Drivers with larger vehicles may prefer a public paid garage around five minutes away on foot.
Reception and Housekeeping
Most reception employees were friendly, helpful, and fluent in English. They assisted with luggage storage, early check-in, milk for a child, an iron, and additional kitchen items. A few employees were less confident when handling billing corrections or construction-related driving directions. No luggage help was offered in one elevator-free building. Housekeeping was generally thorough, although a staff member once entered despite a do-not-disturb sign to leave a corrected bill inside.
Breakfast Staff and Late Service
Breakfast staff ranged from attentive and welcoming to visibly overwhelmed. Service was good when the buffet was monitored and tables were cleared promptly, but weaker during busy periods. Late-night assistance was limited. On one morning, a taxi booked through the hotel did not arrive, forcing a rushed walk to a nearby taxi rank. For an airport transfer or timed tour, it is safer to confirm the car independently and leave extra time.
Maximilian Advantages and Disadvantages
What Worked Well
The central Old Town location, large apartment-style rooms, and comfortable beds were the main advantages. Garden-facing rooms were remarkably quiet for central Munich. A refrigerator, kitchenette, and cookware made longer stays easier. The courtyard garden, planted with roses and hydrangeas and centred around a fountain, provided a pleasant place to pause between sightseeing trips. General room cleanliness was also consistently strong.
Weak Points and Whether I Would Return
Room names and booking photographs did not always match the actual outlook. View, renovation level, and elevator access depended heavily on the part of the property. Air conditioning, heating, toilets, drains, and sink fittings also differed between rooms. Breakfast was limited for €30, and staff service was inconsistent. I would stay again at around €300 per night if a quiet garden-facing room were guaranteed. Before booking, I recommend confirming the floor, elevator, view, construction exposure, air conditioning, and breakfast price in writing.
Maximilian Location and Getting Around
Walking from Hofbräuhaus and Marienplatz
Hofbräuhaus is approximately three to five minutes away on foot. From there, walk toward Maximilianstraße and continue into the smaller side streets on the eastern side of the Old Town. Marienplatz is around seven to ten minutes away. Because the entrance is on a quieter side street rather than a major road, it can be easy to pass on the first visit. Using Hofbräuhaus as the main reference point makes the hotel easier to find.
Viktualienmarkt and Public Transport
Viktualienmarkt is about a ten-minute walk away, while the Maximilianstraße shopping area is roughly five minutes away. The English Garden can be reached in around 15–20 minutes on foot. Both Marienplatz and Isartor stations are convenient for travel to Munich Central Station and the airport. During nearby construction, the S-Bahn was generally more predictable than reaching the hotel by taxi or rental car.
