Hotel Vier Jahreszeiten at a Glance

I stayed at Hotel Vier Jahreszeiten in late January, mid-March, and late May 2026. My stays included both standard rooms and a suite. A standard room cost about €350 per night, breakfast was €50 per person, and valet parking was €42 per day. The hotel’s location on Maximilianstrasse, its comfortable beds, and the quality of the breakfast were its strongest points. The less successful parts were delayed room availability, heating problems, bathroom odors, missing amenity refills, crowded breakfast seating, and service that varied noticeably from one employee to another.

Standard Room Price and Space

I paid about €350 per night for a standard room, excluding breakfast and parking. The rooms had a traditional European luxury style with classic furniture, heavy fabrics, and warm lighting. Some areas showed their age, but the rooms were generally well maintained.

Room size varied considerably. Some rooms were spacious, while others barely had enough floor space for two people to open large suitcases. The desk was adequate for a laptop, although there were fewer power outlets than I would expect in a modern business hotel. A few rooms also had very little drawer space.

Suite and Bathtub Request

The suite was noticeably larger and provided separate sleeping and sitting areas. The Executive Suite was clean, comfortable, and easy to use even with several pieces of luggage. Rooms facing Maximilianstrasse had the best outlook, while some interior rooms faced a plain courtyard or service area.

I had requested a suite with a bathtub before one stay. The first suite did not have one, but reception arranged another room quickly after I raised the issue. That was one of the best examples of service during my visits. A separate request for connecting rooms was not handled as successfully, and the rooms ended up being separated.

Check-in Waiting Times

Check-in was not consistent. During one visit, the passport and reservation checks took about ten minutes. During another stay, I had booked early check-in but still had no room update by 4 p.m. Reception had promised to call, but I eventually had to return and ask in person.

On an evening arrival at about 7:15 p.m., registration and room allocation took roughly 45 minutes. Guest details had been sent in advance, but staff still struggled with the room assignments and connecting-room request. The luggage also failed to arrive promptly, and I had to call again after about 30 minutes.

Card Payment and Extra Charges

The reservation was made using an American Express Platinum card, and I paid with the same card at check-out. During a multi-room stay, the hotel had difficulty linking all rooms to one card. On one morning, a breakfast employee asked for cash because no card appeared to be attached to the room. Reception later corrected the account.

One bill also included a €1 donation for each room-service order. It could be removed, but it had not been explained when the food was ordered. I recommend checking the bill line by line for breakfast, room service, donations, and parking. An emailed invoice was also delayed after one visit, so obtaining a printed copy at departure is safer.

Check-out and Car Collection

Check-out was quick when the account was correct. I reviewed the extras, paid by card, and returned the room keys. On one occasion, a staff member asked how the stay had been but showed little interest when I mentioned that it had only been satisfactory.

I requested my car one hour before departure, yet it still took almost 30 minutes to arrive. Anyone travelling to the airport or a scheduled appointment should allow far more time than expected.

Mattress and Bedding

The beds were comfortable during most stays. The king-size bed was wide, and the relatively firm mattress supported the back well. Sheets and duvet covers were clean, soft, and free from strong detergent odors.

One mattress was noticeably older and had started to sag in the middle. Sleep quality in that room was not as good. It is worth raising a mattress problem immediately rather than tolerating it for several nights.

Housekeeping and Room Odors

General room cleanliness was good. Floors, furniture, bedding, and towels were well maintained. The turndown attendant and most housekeeping employees were friendly and helpful.

One room had been sprayed with an excessive amount of perfume. I asked the hotel not to use fragrance, but the room was sprayed again several days later. There were also inconsistent refills. Used glasses remained in the room, shampoo and shower gel were not replaced, the minibar was left empty, and one room had no complimentary water.

Shower, Bathtub, and Space

The renovated bathrooms were a highlight. They had large showers, heated floors, and in some cases a toilet with bidet functions. The suite with a separate bathtub was particularly comfortable for a longer stay.

Older bathrooms were much less impressive. One had limited space around the sink and a low ceiling. A rain shower head had visible limescale, another shower door did not close properly, and the cosmetic mirror light failed to work. In one room, the shower broke and was still unusable the following morning despite a repair visit.

Drain Odor and Towels

The most serious bathroom problem was a persistent sewage smell. Running water and opening the window did not solve it. In that situation, requesting a different room is better than waiting for maintenance.

The towels were thick, clean, and supplied in sufficient numbers. Toiletry refills were less dependable. The conditioner also felt more like body lotion than a proper hair product. Guests with specific hair-care needs should bring their own products.

Room Temperature and Windows

Several rooms were uncomfortably hot during winter. Lowering the thermostat made little difference. In one room, the thermostat was switched off and could not be restarted.

The windows could be opened, but interior-facing rooms then became noisy early in the morning. Rubbish collection started at about 5 a.m., and loading activity was also audible. In a room below the gym, treadmill vibration began at around 7 a.m. on a Saturday.

Corridor and Lobby Noise

Most rooms were quiet with the windows closed. Rooms away from the lifts, gym, and service areas were suitable for a good night’s sleep. Light sleepers should request a higher-floor room in a quiet position.

The lobby was regularly busy and loud. Reception is placed close to the main lounge, so arriving guests, visitors, and bar customers share the same space. Finding a quiet seat in the evening was difficult.

Television and Key Cards

The television connection failed in one room. A technician visited but did not provide a lasting solution. I managed to reconnect it myself, but the problem returned on the final night.

Room keys were a more persistent issue. During a longer stay, the key cards stopped working on several days. On the worst days, I had to return to reception three or four times for reactivation.

Lobby Bar and Service Delays

The lobby bar was often completely full in the evening. On some visits, it took more than 20 minutes to place an order and almost 40 minutes to receive drinks.

At the lobby coffee and chocolate counter, staff did not always acknowledge waiting customers. Service in these areas was much less dependable than housekeeping or breakfast service.

Price and Selection

Breakfast cost €50 per person. The buffet included bread, pastries, cheese, ham, fruit, yogurt, hot dishes, waffles, and eggs prepared to order. There were also Arabic mezze selections, cold cuts, and, during some visits, champagne and caviar.

The freshly prepared eggs were excellent. Bread and pastries were also of a high standard. On quieter mornings, coffee and cooked orders arrived quickly, and the breakfast staff were friendly and informative.

Waiting for a Table

On busy mornings, I waited about 20 minutes outside the restaurant. When the main dining room was full, breakfast was moved into a conference room or ballroom.

Food in the overflow room was not as good. Some hot dishes were already cold, orders were slower, and empty buffet items were not replaced promptly. Breakfast in the main restaurant was a far better experience. Arriving before 8 a.m. gives the best chance of avoiding the crowds.

Pool and Spa

The glass-roofed pool was clean and pleasant after a day of sightseeing. The renovated spa was modern and well maintained. On a Friday afternoon, however, every lounger was occupied and I had to wait for one to become available.

During another visit, the entire pool area was closed. The proposed alternative involved paying to use facilities at another hotel. Guests booking primarily for the spa should confirm its operating status before arrival.

Gym and Sauna

The gym had modern TechnoGym equipment and was suitable for a short workout. It became crowded quickly because the room was not particularly large.

The sauna was not hot enough during one visit. Guests who want extensive fitness and wellness facilities may find the hotel’s capacity limited.

Reception and Concierge

Reception service ranged from excellent to disappointing. The employee who arranged a replacement suite with a bathtub acted quickly and professionally. The concierge team also provided useful help with restaurants, airport transfers, and packing a fragile purchase.

During other visits, check-in staff gave little information about breakfast, the spa, or hotel services. Room assignments, card registration, and luggage problems took too long to resolve. The level of attention was not consistent enough for this price category.

Doormen, Porters, and Valet Staff

On good days, luggage was collected immediately. On other arrivals, the porter took a long time to notice the taxi. There were also occasions when staff stood by the entrance but guests still had to open the doors themselves.

Valet employees were friendly when loading luggage into the car. Vehicle collection times, however, were unreliable. I recommend confirming that both the car and key have been properly logged when handing them over.

Breakfast and Housekeeping Staff

The breakfast team provided some of the best service in the hotel. Employees explained menu items, handled special requests, and remained polite during busy periods.

Housekeeping employees were also friendly and responded quickly to requests for extra towels. Missing shampoo, water, and minibar refills showed that the final room inspection was not always thorough.

Valet Parking at €42 per Day

Valet parking cost €42 per day. There is very little room to stop directly outside the hotel, so valet service is convenient when arriving with several bags.

Cars should be requested well in advance. Even with one hour’s notice, I once waited about 30 minutes. I would not leave valuables inside the vehicle. For a city-centre visit, arriving by train, tram, or taxi is usually easier and less expensive.

What I Liked

Location is the hotel’s biggest advantage. The Bavarian State Opera, Munich Residenz, Marienplatz, Hofbräuhaus, restaurants, and luxury shopping are all within walking distance. Beds, cleanliness, and breakfast quality were usually good. Renovated suites and bathrooms offered a high level of comfort.

The pool and spa are also appealing for a central Munich hotel. When the strongest employees were on duty, the service was personal, attentive, and highly professional.

What Could Be Better

The main weakness was inconsistency. Delayed rooms, missing luggage, key-card failures, valet waiting times, and technical problems repeatedly used up time. Sewage odors, broken showers, and heating failures should not occur in a room costing about €350 per night.

Breakfast and the lobby were also overcrowded at busy times. At €50 for breakfast and €42 per day for parking, service and maintenance should be more reliable.

Would I Stay Again?

I would stay again, but I would choose the room carefully. A renovated suite or a quiet room on a high floor would be my preference. I would confirm requests concerning the bathtub, view, fragrance, and distance from the gym in writing.

I would eat breakfast early and avoid bringing a car. Not every stay met expectations, but the hotel remains a practical option for travellers who place the highest priority on staying in the centre of Munich’s old town.

Walking from the Bavarian State Opera

From the Bavarian State Opera, walk east along Maximilianstrasse for about three minutes to reach the hotel. Munich Residenz and the Residenz Theatre are also within easy walking distance. Luxury shops, cafés, and restaurants surround the area.

The walk from Marienplatz takes about ten minutes through the old town. Hofbräuhaus is roughly seven minutes away on foot. A nearby tram stop provides convenient connections to the main railway station and other districts. From Munich Airport, the most practical choices are the S-Bahn followed by a tram or a direct taxi.
