Overall impression after several stays

Hotel München City Center is mainly attractive because of its location. It sits between Munich Central Station and Theresienwiese, so it works well for a city trip, a business stay, or Oktoberfest. After several stays, my opinion is mixed. I had clean, quiet, comfortable rooms, but I also had rooms with bathroom smells, weak soundproofing, worn details, and inconsistent housekeeping. In normal periods, I paid about 100 to 170 euros per night. During Oktoberfest, a double room with breakfast came to about 460 euros for one night. At a fair price, this hotel can be useful. At a high price, the room condition, breakfast crowding, parking cost, and service issues become much harder to accept.

Regular nightly rate

On normal dates, the room rate was around 100 to 170 euros per night. At about 100 euros, the value was acceptable for Munich. At around 170 euros without breakfast, the weak points stood out more. Small rooms, thin doors, bathroom smells, dust, or worn details matter more when the rate goes up. This is not a bad city hotel, but not every room matches the expectation created by the Melia affiliation.

Oktoberfest and busy-period pricing

During Oktoberfest, the price was much higher. I paid about 460 euros for one night in a double room with breakfast included. High prices in Munich during Oktoberfest are normal, but at that level I expect the room and service to be very solid. When the shower makes the bathroom wet, the walls are thin, or the room is not perfectly clean, the price feels too high. I would book this hotel in peak season only if being close to Theresienwiese matters more than comfort.

Payment method and extra charges

I booked online and paid by card at the hotel. Passport and booking checks at reception were usually quick. Still, invoice handling was not always smooth, especially when I needed a company invoice or an email copy. I recommend checking the bill at the desk before leaving. Breakfast, early check-in, and parking can add extra cost. Early check-in was sometimes charged at about 15 to 30 euros, even when a room was already available.

Arrival and room assignment

Check-in was friendly and easy on some stays. When the room was not ready, luggage storage was available. Bathroom smell was one of the biggest issues. In some rooms, the toilet area had a strong unpleasant smell. Even after changing rooms, the same problem appeared again. Anyone sensitive to odors should check the bathroom immediately after check-in and ask for a change if needed.

In good rooms, the beds were comfortable. The mattress felt supportive, the bedding was clean, and the pillows were enough. In one room, two pillows made it easier to sleep comfortably. After long days in Munich, I slept well when the room was quiet.

Not every bed was good. One mattress was clearly worn on one side, creating a height difference. Another mattress pulled the body toward the middle. On one stay, the blanket was too small. The bedding also had an unusual smell once. If sleep quality matters, check the bed as soon as you enter the room and ask for a different room if the mattress is in poor condition.

Water pressure and hot water

Water pressure was usually strong, and hot water arrived quickly. The temperature stayed stable during the shower. The hair dryer was better than the basic hotel standard. Being able to warm the bathroom was also useful in colder weather.

The shower area was a weak point. In some rooms, the glass panel was too short, so the bathroom floor became wet after showering. The shower floor was slippery, and I had to be careful not to fall. This is not ideal for families with children or older guests. In smaller bathrooms, the problem feels worse because there is little dry space left.

Towels were provided and usually acceptable. The issue was replenishment. During longer stays, shampoo, toilet paper, or water were not always replaced properly. Light sleepers should request a quiet room away from the elevator and street.

During renovation periods, construction noise started in the morning. Resting or working in the room became difficult. I was not always clearly warned at check-in. There was also a loud fire alarm one morning, which turned out to be a false alarm. For a city trip, this is annoying. For a business stay, it is even more disruptive.

One order went to another table, and the waiting time reached about one hour even though it was not busy. The schnitzel had too much breading, and the fries were cold and underseasoned. There were also stays where the restaurant and bar were pleasant, but overall I would choose breakfast over dinner here.

The front desk was often friendly. Some staff members were very helpful, professional, and attentive. City recommendations, luggage storage, and small requests were handled well on good days. There were also weaker moments. Wi-Fi complaints, room changes, and wrong room categories were not always handled convincingly. One staff interaction felt annoyed when I needed another room change.

Breakfast staff and housekeeping

Breakfast staff were good on some mornings. Tables were cleared quickly, and some team members were attentive. On other days, the mood felt rushed and unfriendly. Housekeeping had the widest variation. Rooms were not always cleaned, bins were not always emptied, and basic items were not always replaced. I strongly recommend not leaving valuables out in the room. Take wallets, cash, and important items with you even for a short breakfast visit.

The dog-friendly service was a highlight. On one stay, the hotel provided a dog bed, bowls, treats, a toy, and wipes. That was thoughtful and better than many city hotels. Anyone traveling with a dog should confirm the terms before booking, but the service itself was good.

The hotel has a gym, sauna, and pool access. The gym is enough for a basic workout, but it is not modern or spacious. The sauna was nice after long days. The way between the shower and sauna was not ideal because water was carried into the fitness area. On warm days, the gym felt too hot. These facilities are a plus, but not the main reason to book.

Lobby and shared spaces

The lobby is comfortable for waiting before check-in or after check-out. I also received welcome drinks on some stays. In good weather, outdoor seating was a nice option for breakfast. The garage is an important issue. It was not always available because of renovation work. That was frustrating when I had chosen the hotel partly for parking. Parking cost was high. Better without a car

I would recommend this hotel more for train and U-Bahn travelers than for drivers. Munich Central Station is within walking distance, the U-Bahn is close, and the city center is easy to reach. If you arrive by car, contact the hotel before booking and confirm whether the garage is open and how much it costs per night. Otherwise, the stay can begin with a stressful parking search.

Pros

The biggest advantage is location. Munich Central Station, Theresienwiese, U-Bahn connections, and many central areas are easy to reach. Good rooms are clean, comfortable, and adequately equipped. Breakfast can be very good when the room is not too crowded. Some reception staff are genuinely friendly and helpful. The sauna, small gym, and dog-friendly service also add value.

Cons

The biggest downsides are inconsistent room quality, weak soundproofing, and uneven housekeeping. Small bathrooms, slippery showers, wet floors, bathroom smells, and worn mattresses were clear problems. Breakfast can feel cramped during busy times. Parking can be expensive and unreliable. The area around the station is convenient, but not especially pleasant late at night.

Overall Satisfaction and Revisit Intention

Who should book this hotel

Hotel München City Center suits guests who want a central base and do not expect luxury-level quietness. It works for business trips, short Munich stays, and Oktoberfest visits. If you mostly need a place to sleep, have breakfast, and move around the city, it can work well. At around 100 euros per night, the hotel becomes much more attractive.

Would I stay again?

I would stay again only under certain conditions. The price must be reasonable, breakfast should ideally be included, and I would request a quiet room away from the elevator and street. I would book with a car only if the garage availability is confirmed. At high rates, for light sleepers, or for guests expecting a polished 4-star hotel experience, I would check other Munich hotels first.

Location Description

Between Munich Central Station and Theresienwiese

From Munich Central Station, the easiest way is to leave through the southern side toward Bayerstraße. From there, walk toward Schwanthalerstraße and continue into the Paul-Heyse-Straße area. The walk takes about 10 to 15 minutes. Theresienwiese is also close, which makes the hotel especially convenient for Oktoberfest. U-Bahn stations are nearby as well, so Marienplatz, Odeonsplatz, Karlsplatz, and other central areas are easy to reach. Late at night, I recommend using the larger streets because the area south of the station can feel unsettled.
