Motel One is a practical hotel in Munich’s Schwabing-West area, especially for visits to Olympiapark, Olympiahalle, Olympiastadion, and SAP Garden. The rooms are small, but they are clean, modern, and fitted with comfortable beds. I paid 129 euros per night for a standard room, 159 euros per night for a corner room during a concert weekend, and 198 euros per night on a high-demand date. Breakfast cost 18 euros per person, and the hotel underground garage cost 14 euros for 24 hours. Check-in was quick, and the 12:00 p.m. check-out was very convenient. The best points are the location, cleanliness, beds, reception service, and public transport access. The weaker points are the small rooms, limited storage, tight bathrooms, crowded breakfast seating, occasional strong room fragrance, inconsistent bar service, and expensive EV charging.

Motel One Check-in and Payment

Arrival and Reservation Check

Check-in at Motel One was usually fast and simple. The official check-in time was 3:00 p.m., but once my room was ready at around 1:30 p.m., and I could go upstairs right away. The staff checked the reservation and ID quickly, then explained breakfast, garage access, and check-out. On Olympiapark event days, several guests arrived at the same time, but the wait was not long. The front desk handled the process well.

Room Rates and Payment

I booked online and paid by card at the hotel. A standard room cost 129 euros per night. A corner room during a concert stay cost 159 euros per night. On a high-demand date, the rate was 198 euros per night. Breakfast was charged separately at 18 euros per person. Parking in the hotel garage cost 14 euros for 24 hours. At check-out, only breakfast and parking were added to the bill. There were no unexpected extra charges.

12:00 p.m. Check-out

The 12:00 p.m. check-out is one of the strongest parts of this hotel. After a concert or a late evening at the bar, I did not have to rush in the morning. I had enough time for breakfast, a shower, and packing. The final bill was checked quickly at reception, and leaving the hotel took only a few minutes. Compared with hotels that ask guests to leave at 10:00 or 11:00 a.m., this was much more comfortable.

Standard Double Room

The standard double room is modern, clean, and practical, but it is definitely small. For one person, the size is fine. For two people with luggage, the room gets tight quickly. Once a suitcase is open, there is not much walking space left. There is no proper wardrobe, only a simple hanging area. For one or two nights, it works well. For a longer stay with more luggage, it becomes less convenient. The desk was fine for a laptop, the lighting was useful, and the power outlets were easy enough to reach.

Corner Room with a View

The corner room was more comfortable than the standard room. It had better daylight, a bit more usable space, and a nicer view of the surroundings. From a higher floor, the view toward the Olympiaturm and nearby green areas was a real plus. At 159 euros per night during an event weekend, the price was acceptable because of the location. Still, it is not a large room. It remains a compact Motel One room, best for short stays.

Balcony Room and Terrace Side

A balcony room made the stay more pleasant. The room itself was still compact, but the outdoor space helped. Rooms facing the garden and terrace side were quieter. The hotel terrace is also a nice place to sit in good weather. For a concert weekend or a short business stay, this room type works well. It is better for guests who spend most of the day outside and return to the hotel to rest.

Family Room and Extra Bed

Motel One also works for short family stays because family rooms and extra beds are available. Adding an extra bed for a child was handled without difficulty. However, the rooms are not spacious. With a stroller, large suitcases, and extra bags, the space becomes tight. For one or two nights with children, it is fine. For a longer family trip, I recommend choosing a larger room.

The bed was one of the best parts of the stay. The mattress was usually comfortable and slightly soft, but not too soft. The bedding was clean, fresh, and dry. The pillows were not very high, but they were comfortable. In some rooms, there were two pillow options, which was useful. Not everything was perfect. In one room, part of the mattress was a little worn, and one king bed was made of two mattresses pushed together. Overall, I slept well here.

Cleanliness and Room Smell

Cleanliness was generally good. The room, bathroom, bed, and towels were usually well maintained. Most rooms smelled clean and neutral. There were exceptions. One room had a strong perfume or room fragrance smell. Another bathroom had small marks, and one housekeeping service was too minimal. Even with those issues, Motel One remained a clean hotel overall. Guests sensitive to fragrance should ask reception for a more neutral room.

Windows and Soundproofing

Soundproofing was better than expected for a hotel near a road. With the window closed, I slept well. Rooms facing the back were especially quiet. In street-facing rooms, tram, bus, and traffic noise came in when the window was open. Hallway noise was also noticeable on some nights. Light sleepers should ask for a room facing the back or on a higher floor.

Heating and Air Conditioning

Heating and air conditioning worked well most of the time. In warm weather, the room cooled down quickly. In winter, the sleeping area was warm enough. Once, the air conditioning did not work properly, and the room became too warm. The bathroom was not heated on colder days, and the tile floor was cold. I recommend checking the temperature control right after check-in.

The bathroom is clean but tight. The sink, toilet, and shower are placed close together. It works for one person, but two people cannot use it comfortably at the same time. For a longer stay, it lacks comfort.

The shower pressure was usually good, and hot water came quickly. Once, the water temperature suddenly moved from very hot to cold and back again. On another stay, the showerhead was broken, but reception replaced it quickly. The shower is quite open, so water splashes onto the floor easily. The bath mat became wet right after showering. The shower is usable, but the bathroom floor does not stay dry for long.

Towels and Basic Items

The towels were clean and smelled fresh. The amenities are basic. There is no separate shampoo, conditioner, or body lotion. The room has a combined soap and shower gel dispenser. There is also no kettle, tea, coffee, fridge, or minibar. Instead of glasses, the room had paper cups. I recommend bringing personal toiletries and drinks for the room.

Breakfast for 18 Euros

Breakfast cost 18 euros per person. The buffet had fresh rolls, bread, cheese, ham, jam, fruit, yogurt, cereal, and coffee. Quality was good, and there were vegetarian, vegan, organic, and Fairtrade items. The rolls were fresh, and the coffee was decent. The weak point was the lack of hot food. Scrambled eggs, bacon, and sausages were not part of the breakfast. For a light breakfast, it works well. For 18 euros, I expected more hot options.

Breakfast Seating and Busy Hours

Breakfast seating was the biggest issue. Many seats were lounge chairs with low tables. They looked nice, but they were not comfortable for eating. On Sundays, after concerts, and during busy mornings, seats were hard to find. There were lines at the buffet, and normal dining tables were limited. For a better breakfast, I recommend going early. After 10:30 a.m., the selection was more limited on some days.

Bar and Outdoor Terrace

The bar and terrace are nicely designed. When the hotel was not too busy, the bar was pleasant and the drinks were good. After major events, the bar struggled. Waiting times became long, some ingredients were missing, and the staff could not keep up with the number of guests. The terrace and garden are strong points, but the bar service depends heavily on timing.

The hotel underground garage is bright, clean, and secure. I paid 14 euros for 24 hours. For Munich, that is acceptable, especially with luggage. The garage is convenient because it connects directly to the hotel. However, spaces are limited. During major Olympiapark events, the garage fills up quickly. When I lost a parking ticket, reception handled it quickly.

Street Parking near the Hotel

There are paid street parking spaces around the hotel. I paid through a parking app, and on one day it was cheaper than the hotel garage. Some areas were free overnight, while daytime fees and time limits applied. The signs need to be checked carefully. On event days, it is better to leave the car parked and walk to Olympiapark. Driving only a few kilometers near the venue can take a long time.

EV Charging

EV charging was disappointing. The garage has charging points, but the prices were high at 0.64 euros or 0.86 euros per kWh. After two hours, a blocking fee of 0.15 euros per minute applied. This is not convenient for hotel guests who want to charge overnight and sleep. A full charge can become very expensive. If you arrive with an electric car, I recommend checking external charging stations in advance.

Reception

Reception was mostly friendly, quick, and helpful. Check-in, early room access, a broken showerhead, a lost parking ticket, and general questions were handled well. Fast service matters during a short stay, and the front desk usually delivered. There were a few weaker moments, especially when the garage was full or when an answer was less helpful. Overall, reception is one of the stronger parts of the hotel.

Breakfast staff were friendly and quick during quieter hours. When the breakfast area was full, the service became less relaxed. Guests often had to find seats on their own. Housekeeping was usually reliable, and rooms were clean. One cleaning service was too minimal, with the bed and towels not arranged as carefully as expected. On average, housekeeping was good.

Bar service changed a lot depending on guest numbers. On quiet evenings, it was good. After concerts, the bar was understaffed. Guests waited a long time, and attention dropped. The bar itself is attractive, but it needs more staff during event periods.

Best Points

The best point of Motel One is its location near Olympiapark. For Olympiahalle, Olympiastadion, SAP Garden, or Tollwood Festival, the hotel is very convenient. Clean rooms, comfortable beds, a modern lobby, a pleasant terrace, an underground garage, and 12:00 p.m. check-out add to the value. For short business trips and concert weekends, this hotel works very well.

Weak Points

The rooms are small, the bathroom is tight, and there is no proper wardrobe. There is no fridge, kettle, minibar, or separate toiletries. Breakfast is fresh, but at 18 euros it is not always convincing. The seating situation at breakfast is a real problem when the hotel is full. Bar service after events and expensive EV charging are also clear downsides.

Overall Satisfaction and Return Stay

Motel One is a good hotel for short stays in Munich. It is not the right choice for guests who want large rooms and many extras. It is a good choice for clean beds, quick check-in, easy access to Olympiapark, and a relaxed 12:00 p.m. check-out. For concerts, business trips, and short stays in Schwabing-West, I would book Motel One again. For longer stays, lots of luggage, or EV charging, I recommend planning ahead.

Olympiapark, Tram, and Schwabing

Motel One is located between Schwabing-West and Olympiapark. Olympiahalle, Olympiastadion, and SAP Garden are about 15 to 25 minutes away on foot. There are bus stops near the hotel, and the tram is also close. Hohenzollernplatz, Scheidplatz, and Bonner Platz make it easy to connect to other parts of Munich. Across from the hotel, there is a Rewe supermarket and a bakery, which are useful for snacks, drinks, or a quick breakfast outside the hotel. Toward Schwabing, there are restaurants, cafés, and bars. For Munich city center, public transport is the better choice than driving.
