KOOS Munich Stay at a Glance
KOOS is a modern hotel and apartment-style stay in central Munich. It works especially well for travelers who want to walk to Marienplatz, Karlsplatz, Sendlinger Tor, Viktualienmarkt, shops, cafés, and public transport. The room rate I used for this review was about €132 per night, with a member rate of about €129. Breakfast was about €25 per person. There is no private hotel parking garage directly inside the property, but the hotel works with a nearby paid garage where a discount can be applied. The rooms were mostly clean, the beds were comfortable, and the apartments with a kitchen and washing machine were very useful for longer stays. The main downsides were the phone-based digital key, occasional street noise, some older-looking rooms, and the cleaning policy, since room cleaning is done on request rather than automatically every day. Overall, KOOS is a solid Munich hotel review option for families, couples, and business travelers who care most about location and practical room facilities.
KOOS Check-in and Check-out Review
Digital check-in and front desk support
Check-in at KOOS is mainly digital. The hotel encourages online registration, and the room door is opened with a phone-based key. When it works, it is fast and convenient. At first, though, it can feel stressful because the phone becomes essential for getting into the building and the room. If the phone battery is low, the browser refreshes, or the account logs out, you may need help from reception. The good part is that staff are available at the front desk, so it does not feel like a fully unattended property. They helped with the check-in process, explained the digital key, and handled questions quickly.
Check-out and extra charges
Check-out was easy and could also be done digitally. There was no long waiting time. Extra costs mainly came from breakfast and parking, depending on what was used. One important point is housekeeping. The room is not cleaned automatically every day unless you request it. Towels, toilet paper, extra pillows, and room cleaning can be requested by phone, and the response was generally quick. For a short stay, this was fine. For a longer holiday, it is something to keep in mind.
KOOS Room Price and Payment
Nightly rate and breakfast price
The nightly rate was about €132. With a member rate, it came down to about €129. Other booking sites showed higher prices, including about €139, €151, and €168 depending on the platform. It is worth comparing prices before booking because the difference can be noticeable. Breakfast cost about €25 per person. The quality was good, but for a family, the total breakfast cost can add up quickly. If breakfast is not included, nearby cafés and bakeries are easy alternatives.
Online booking and card payment
The reservation was made online, and payment was handled by card. At the hotel, the process focused on confirming the reservation and guest details. Completing the digital check-in before arrival saves time at the front desk. Since the stay depends heavily on the phone, I recommend arriving with a charged battery and working mobile data.
KOOS Room Review by Room Type
Double room
The double room was clean, modern, and practical for a short Munich stay. The bed was comfortable, the bedding felt fresh, and the pillows were a reasonable height. The room was not very large, though. With two suitcases open, the space became limited, and there were not many surfaces for personal items. For a solo business stay or a couple spending most of the day outside, it works well. For a longer stay or more luggage, an apartment room is the better choice.
Two-room apartment
The two-room apartment was a good option for a family stay. The bedroom and living area were separated, and the sofa bed added extra sleeping space. The kitchenette had a fridge, stovetop, and microwave, which made it easy to heat food, store snacks, and prepare simple meals. The washing machine in the room was very useful, especially during a longer trip. The bathroom was larger than a standard hotel bathroom, and the walk-in shower was comfortable. The kitchen was small, so it was better for light cooking than full meals.
Three-room apartment
The three-room apartment worked very well for a family with children. Two bedrooms and a living area gave everyone more privacy than a normal hotel room. Versions with two bathrooms were especially convenient in the morning. The beds were comfortable, the bedding was clean, and the space was easy to use for several nights. The seating area could feel a little limited when the apartment was fully occupied, but for breakfast, snacks, and short breaks it was enough.
Four-room apartment
The four-room apartment made sense for larger families or groups of adults. Separate rooms gave people their own space, and having more than one bathroom made getting ready much easier. Some apartments are located in another building across the courtyard, so carrying luggage through several doors and narrow corridors can be tiring. In some stairwell areas, the smell was not pleasant. Inside the apartment, street noise was much less noticeable, but the access to the room was less convenient than in a typical hotel building.
KOOS Cleanliness and Bed Condition
Room cleanliness and smell
Most rooms were very clean. The bathroom, bed, floor, and linens were well maintained. The room did not have an unpleasant smell when entering. Still, there were differences between room categories. Some carpets looked old and not as clean as expected, and in a few rooms, furniture or headboards showed visible wear. This was not the case everywhere, but it is worth checking the room photos carefully when booking.
Bed, bedding, and pillows
The beds were comfortable and supportive. The bedding felt clean and soft enough for a good night’s sleep. The pillows were not too high or too flat. Extra pillows and towels could be requested easily. On one stay, the room was prepared for two people even though the reservation was for three, but housekeeping fixed it quickly. That kind of quick response made the small mistake easier to accept.
KOOS Bathroom Review
Shower, water pressure, and hot water
The bathroom was one of the better parts of the stay. Rooms with a walk-in shower had enough space, and the water pressure was strong enough. Hot water was stable, and there was no issue with sudden cold water during a shower. In larger apartments, the bathroom was especially comfortable because there was enough space for a family to use it without feeling cramped.
Towels and amenities
Towels were clean and had decent thickness. Basic amenities such as soap, shampoo, and a hair dryer were provided. In some rooms, the washing machine was a major advantage for longer stays. A few details were less satisfying. One hair dryer did not work properly, and in some bathrooms the windows fogged up heavily after a shower, which pointed to weak ventilation. In one bathroom, the magnifying mirror was placed too high to use comfortably.
KOOS Noise and Heating or Cooling
Street noise and courtyard rooms
KOOS is located near a busy main road, so noise depends heavily on room location. Street-facing rooms can hear traffic and sirens, especially at night or with the window open. If you are sensitive to noise, ask for a courtyard-facing room. Those rooms were much quieter. In some apartments, the traffic was barely noticeable with the windows closed. Rooms near entrance doors or busy corridors can also have more guest noise.
Air conditioning, heating, and windows
Air conditioning varied by room. Some rooms cooled properly, while others were harder to regulate. When a room felt warm, opening the window helped, but it also brought in street noise. In winter, the lobby and rooms were warm and comfortable. Some windows could be opened for fresh air, which was useful, but in rooms facing the road, it was not ideal for long periods.
KOOS Breakfast Review
Price and food selection
Breakfast cost about €25 per person. The buffet had a wide selection: bread, croissants, ham, cheese, fruit, yogurt, juice, coffee, eggs, and warm dishes. The freshly made omelet was very good, and the pancake machine was a hit with children. The waffle maker did not always work well, but overall the buffet was generous and tasty. There were also plant-based options and good spreads.
Seating and service
The breakfast area is open and close to the lobby, which gives it a lively feel. The tables are rather small, so families may need to push tables together. Staff were friendly and kept the buffet running well. Food was restocked properly, and coffee service was smooth. If breakfast is included, it adds a lot to the stay. If paying separately, the €25 per person price should be considered carefully.
KOOS Parking Review
Nearby paid parking
KOOS does not have its own on-site hotel garage. Guests with a car use a nearby paid garage such as Sonnenhof, with a hotel discount. Parking cost about €80 for 3.5 days. For central Munich, that was acceptable, but it is still an extra cost to plan for.
Public transport is easier
The garage was not far from the hotel, but it felt narrow and somewhat old. It was not the most comfortable place to use late in the evening. For most Munich trips, public transport is the better choice. The hotel is walkable from the main train station, and U-Bahn, S-Bahn, tram, and bus stops are close. If your plans focus on the old town, Marienplatz, Viktualienmarkt, and shopping streets, you do not need a car.
KOOS Staff and Service
Front desk service
The front desk team was one of the best parts of the stay. They helped with check-in, digital key issues, room questions, taxi requests, and directions around Munich. They also gave useful guidance for places such as Allianz Arena and Bavaria Filmstadt. Even when the technology felt inconvenient, having helpful staff at reception made the stay easier.
Breakfast staff and housekeeping
Breakfast staff were attentive and friendly. They handled food refills and requests well. Housekeeping responded quickly when extra towels, pillows, or bedding were needed. Since room cleaning must be requested, you need to ask for it in advance. Once requested, the service worked well.
KOOS Pros and Cons
What worked well
The biggest strengths of KOOS are location, clean rooms, friendly staff, and practical apartment facilities. Having a kitchen, fridge, and washing machine made the stay much easier, especially with family or during a longer trip. The lobby felt warm and welcoming, drink prices were reasonable, and the small courtyard was a nice place for morning coffee or an evening drink.
What could be better
The main downside was the digital room key. It is modern, but not always convenient. Without a charged phone, access becomes stressful. A physical key card would make the stay easier for many guests. Some rooms were smaller or older than expected. Weak Wi-Fi, older carpets, broken items, and street noise could also affect the stay depending on the room. The on-request cleaning policy is sustainable, but not ideal for everyone.
KOOS Overall Rating and Would I Stay Again
A practical Munich hotel worth booking again
KOOS is not perfect, but it is a hotel I would consider again in Munich. It is especially good for families, longer city trips, and travelers who want a central location with apartment-style comfort. At about €132 per night, the value is strong when location and room facilities are taken into account. Travelers who prefer classic hotel service, a physical key card, and automatic daily cleaning may not love it. For people who want to walk around central Munich, use public transport easily, and stay in a room with useful facilities, KOOS is a strong recommendation.
KOOS Location and Nearby Transport
Between Karlsplatz, Sendlinger Tor, and Marienplatz
KOOS is located in a very convenient area between Karlsplatz and Sendlinger Tor. From Munich Central Station, it takes about 15 minutes on foot. From Karlsplatz, the walk is short and easy. Marienplatz and Viktualienmarkt are about 10 minutes away on foot. The area has restaurants, cafés, supermarkets, shops, and public transport nearby. Theresienwiese is also easy to reach, which makes the hotel useful during Oktoberfest. For culture, shopping, the old town, and central Munich sightseeing, the location is one of the strongest reasons to book KOOS.
