Downtown Comfort
The Downtown Comfort room measures 24 to 29 square metres and has one king bed for two guests. The rate was €550 per night for two people. It was large enough for a short Munich city break, although two fully opened suitcases reduced the available floor space.
The king bed was wide and the mattress was very comfortable. The bed frame was unusually low to the floor, which took some getting used to. Guests with knee or back problems may find it inconvenient. The bedding was clean and soft, the lighting was practical, and there were enough power outlets for phones and other travel devices.
Downtown Apartment
The Downtown Apartment measures 30 to 35 square metres, has four beds and accommodates up to four guests. The rate for two guests was €618 per night. With two people, the room felt very spacious and left plenty of room for luggage.
This category works particularly well for families, guests travelling with a toddler or small groups. For two adults who only use the room for sleeping, the €68 increase over Downtown Comfort may not be worthwhile.
HiT Studio
The HiT Studio measures 40 square metres and includes one king bed for two guests. The rate was €627 per night. It was the largest of the listed rooms and provided generous space around the bed and seating area.
The extra space made it easier to work, unpack and spend time in the room. The price was €77 higher than Downtown Comfort. Guests who expect to spend more than a few hours a day at the hotel will get the most practical balance of size and price from the HiT Studio.
Downtown Jacuzzi
The Downtown Jacuzzi room measures 30 square metres and includes one king bed for two guests. The rate was €654 per night, making it the most expensive option. The jacuzzi was the main reason to choose this category and added value after a full day of walking around Munich.
The room cost €104 more than Downtown Comfort. Guests who do not plan to use the jacuzzi will get more floor space for less money in the HiT Studio, which was €27 cheaper.

Cleanliness and Room Smell
The room was clean on arrival. Floors, the bed area, sink and shower were all well maintained. Housekeeping refreshed the room every day, changed used towels and replaced the basic supplies.
There was no unpleasant smell in the room. The modern industrial interior did not feel cold or unfinished, and the furniture showed little obvious wear.
Bed and Bedding
The bed was one of the best features of the hotel. The king-size mattress offered good support and remained comfortable after long days of sightseeing. The sheets were clean, dry and soft against the skin.
The low bed height was the main issue. Sitting down and getting up was less convenient than with a standard hotel bed. Travellers who prefer a high bed should keep this in mind before booking.
Bathroom and Shower
The bathroom was practical and clean. The shower had enough space, water pressure was strong and hot water remained stable in the morning and late at night. Water did not spread excessively across the bathroom floor.
The sink, mirror and towels were all in good condition. The basic amenities were sufficient for normal use, although the selection was not as extensive as in a large luxury hotel.
Heating, Cooling and Noise
The room temperature controls worked reliably. The room stayed comfortable during warmer weather, and the system did not create distracting noise at night.
Noise depended heavily on the room location. Rooms facing the back were quiet, while street-facing rooms picked up voices and music on weekend nights. Light sleepers should request a rear-facing room at the time of booking. When street noise became a problem, the front desk arranged a room change quickly and without unnecessary difficulty. Hallway noise was limited, although doors and passing guests could occasionally be heard late at night.

The listed rates for one night and two guests were €550 for Downtown Comfort, €618 for Downtown Apartment, €627 for HiT Studio and €654 for Downtown Jacuzzi. Even the entry-level room cost more than €500 per night.
The central Munich location and good room condition explain part of the price, but breakfast and parking were not included. The hotel makes the most sense for travellers who value staying directly in the Old Town and want to minimise travel time.
Booking and Payment
The reservation was made online, and the accommodation charge was also paid online. At check-in, the staff confirmed the booking name, identification and reservation details. The payment was already recorded, so there was no need to prepare cash at the hotel.
It is important to check cancellation conditions and breakfast inclusion before completing the booking. Several room types accommodate two guests but differ considerably in size and price.

Check-in begins at 3:00 PM. The reception desk shares its space with the rooftop bar, giving arrival a more relaxed atmosphere than a traditional hotel lobby. The staff completed the booking and identification checks efficiently.
Some registration details were handled digitally, and there was no long wait. Depending on the stay, a welcome drink was available while the check-in process was completed.

Check-out is at 12:00 PM. The later time left enough room for breakfast, packing and a short morning walk before departure.
Since the room had been paid online, the staff only needed to confirm whether there were additional breakfast or bar charges. With no extras to settle, check-out took only a few minutes.

€22 Breakfast
Breakfast cost €22 per person. The buffet included bread, cheese, ham, fruit, yoghurt and coffee. The breakfast room was bright and pleasant, and drinking coffee above the rooftops of Munich was one of its better features.
The hot food selection was not consistently good enough for the price. Eggs were not always available immediately, and replenishment was slow on some mornings. The buffet is suitable for guests who mainly want bread, cold cuts and coffee. Travellers expecting eggs and several warm dishes should eat at one of the nearby cafés instead.
Rooftop Bar and Events
The rooftop bar has an attractive terrace and works well for an evening drink after sightseeing. DJ events and music nights give it a livelier atmosphere than most city hotels. The bar and reception staff were generally easy to speak with.
Service was not always reliable. During one order for six people, at least two drinks were missed in each round, and the beer was disappointing on one occasion. At the Spaghetti Disco event, one plate of pasta and an Aperol Spritz cost €32, while an Aperol Spritz alone cost €9. The event was enjoyable, but the price was clearly high. It is worth checking the bill and the number of drinks as soon as the order arrives.

Front Desk Staff
The front desk team was welcoming, helpful and comfortable communicating in English. They gave useful information about public transport, restaurants and nearby attractions.
Their response to the noise issue was especially good. After being told that the street-facing room was too loud, they arranged a move to a quieter room at the back of the building.
Breakfast and Housekeeping Staff
Breakfast staff were available to help with coffee, dishes and seating. The main weakness was the delayed replacement of eggs and other warm food.
Housekeeping staff were friendly and consistently refreshed the room. Towels and essential supplies were replaced regularly, which made a longer stay comfortable.
Parking
The hotel does not have a private car park directly connected to the building. Drivers need to use a paid public garage in the Old Town and walk the remaining distance with their luggage. This is inconvenient for families with small children or anyone carrying several bags.
Public transport is the better choice for a stay focused on central Munich. Marienplatz and Isartor stations are both within walking distance, and most major sights can be reached on foot.

Main Advantages
The location is the biggest advantage. Marienplatz, Viktualienmarkt, the Hofbräuhaus, Frauenkirche, restaurants and shopping streets are all close enough to reach on foot. Rooms are clean, beds are large and staff respond quickly when help is needed.
The digital check-in and 12:00 PM check-out were also convenient. A rear-facing room provides a relatively quiet stay despite the central location.
Main Disadvantages
Nightly rates of €550 to €654 are expensive. Street-facing rooms can be noisy on weekend nights, and the low beds will not suit every guest.
Breakfast costs an additional €22 and did not always have enough hot food. There is no attached hotel car park, and the rooftop bar had occasional service mistakes and expensive event pricing.
Overall Satisfaction
Haus im Tal is difficult to recommend on price alone, but it delivers a strong central location, clean rooms and unusually helpful staff. It is a good choice for travellers who want to stay in Munich Old Town and walk to most attractions.
For another stay, Downtown Comfort or HiT Studio would be the best options. Requesting a rear-facing room is recommended. Skipping hotel breakfast and using a nearby café also offers better value.

From Marienplatz
From Marienplatz, walk past the New Town Hall in the direction of Viktualienmarkt and Tal. The distance is short enough to manage with a rolling suitcase. Marienplatz station provides both S-Bahn and U-Bahn connections to Munich Central Station and other parts of the city.
The Hofbräuhaus, Frauenkirche and St. Peter’s Church are also within walking distance. Kaufingerstrasse and the shops surrounding Marienplatz cover most central shopping needs.
From Viktualienmarkt and Isartor
The hotel is only a short walk from Viktualienmarkt, making it easy to return after visiting the market or nearby restaurants. Isartor station is also close and provides a useful alternative when Marienplatz is crowded.
From Munich Airport, take the S-Bahn to Marienplatz or Isartor and continue on foot. Once at the hotel, most Old Town attractions can be visited without using additional transport.
