The rooms were modern and usually clean, and the courtyard-facing rooms were quiet at night. The main issue is that the room quality was not always the same. Some rooms were comfortable and spacious enough, while others were small for the price. Street-facing rooms had more noise, and the nearby brewery smell was noticeable in some rooms. Breakfast was mixed. On a good day it worked well, but at 16 euros per person it did not always feel worth it. I would stay again, but I would book a courtyard-facing room and decide on breakfast after checking my schedule.

Arrival, waiting time, and luggage storage
Check-in was quick when I arrived around 5 pm. There was no real line, and the reservation check, passport check, and card registration were handled smoothly. On an earlier arrival around 11 am, early check-in was possible when a room was ready, and the hotel charged 10 euros for it. When the room was not ready, I left my suitcase at reception. The staff tagged the bag and checked the matching slip when I picked it up, which felt secure. The 24-hour reception is useful if you arrive late in Munich.
Room price, card payment, and final invoice
I booked online and paid by card. The room rate changed a lot depending on the date. During a trade fair period, a small room cost 270 euros for one night, and that was too expensive for the room size. Breakfast was 16 euros per person, and underground parking was 20 euros per night. Late-night snacks, soups, and soft drinks at reception required cash when I needed them, so carrying a small amount of cash helps. Check-out was fast, but the final invoice needs attention. Extra beverage items appeared even when breakfast had already been included or when only water had been taken.

Standard double room and smaller rooms
The standard double room was enough for a short stay for two people. There was space around the bed, a small desk area, sockets, and enough room to open one suitcase. With two suitcases, some rooms became tight. A few rooms did not have a proper working desk, only a small surface. One small upper-floor room had only a high window, which made the room feel closed in. Some windows could not be fully opened and only tilted, so ventilation was limited.
Courtyard-facing room and superior double room
The courtyard-facing room was the best choice. It was much quieter at night, and sleeping there was easier. The superior double room had more space around the bed and a larger bathroom. Some rooms included a bottle of water, a sleep mask, earplugs, and pillow spray. Some also had a small safe and a mini fridge. Other rooms did not have a fridge or drinking water, so the in-room amenities were not identical in every room.
Furniture, lighting, heating, and air conditioning
The rooms had a clean, modern look. The lighting near the bed and entrance was easy to use. The blackout curtains worked well in many rooms, though not every room became fully dark. Air conditioning helped in warm weather, and some rooms had good heating in winter. Still, there were rooms where the heater did not warm the room properly even after raising the temperature. In another room, the AC did not work well for hot air. For a longer stay, I recommend checking the heating and cooling right after entering the room.

Mattress, pillows, and sleep quality
The bed comfort depended on the room. In a quiet courtyard-facing double room, the mattress was firm enough and I slept well. In other rooms, the mattress felt older and less comfortable, and I woke up with back pain. Some double beds were actually two single beds pushed together rather than one large mattress. The pillows were sometimes small, sometimes too high and hard. If your neck is sensitive, ask reception for a different pillow. Taller guests may also find the blanket short in some rooms.
Bedding, towels, and room smell
The bedding was clean on most stays, and the towels were white and crisp. Still, housekeeping was not perfect every time. In one room, there was hair on the bedding at check-in. In another room, thick dust was sitting on the middle part of the door frame. A few rooms had an old carpet smell, and the brewery smell from next door came into the room on some days. Because of that smell, keeping the window closed was the better choice.

Shower pressure and hot water
The bathroom was one of the better parts of the hotel in many rooms. Renovated bathrooms had a large sink, a modern shower, and enough space. Hot water was steady, and the shower pressure was strong. The problem was that the pressure could be too strong. At maximum pressure, water escaped from the shower area and wet the floor. In one room, the shower drain was slow, and water collected around my feet while showering. For one night it was manageable, but for a longer stay it would be annoying.
Sink, towels, and bathroom amenities
The wider bathrooms were comfortable to use, and the soap smelled good. Towels were clean, but one glass bathroom door had not been cleaned properly. One showerhead was worn and uncomfortable to handle. In another room, the bathroom door handle and toilet flush were loose. Slippers, toothbrushes, and a kettle were usually not provided in the room. A hairdryer was missing in one room as well. It is better to ask reception immediately if any of these items matter to you.

Courtyard rooms and street-facing rooms
The noise level depended heavily on the room direction. Courtyard rooms were quiet at night, and corridor noise was not a major issue there. Street-facing rooms were different. Even with the windows closed, traffic and outside noise came through. In some rooms, voices from neighboring rooms were audible through the wall. The most annoying stay was next to dogs that barked loudly whenever a door opened in the corridor. For light sleepers, a courtyard-facing room is the safest choice.
Elevator and shared areas
The elevator was not large, but the wait was usually short. The reception and check-in area is small, so it becomes crowded quickly when several guests arrive at the same time. The lounge area with the free coffee machine is a real advantage. Coffee, tea, and hot chocolate were available 24 hours a day. It was especially useful before an early start or after returning late to the hotel.

16-euro breakfast and menu
Breakfast cost 16 euros per person. The buffet included bread rolls, bread, eggs, bacon, ham, cheese, yogurt, fruit, juice, and coffee. The coffee was good, and the bread was fine. On days when the food was refilled quickly and the seating area was not crowded, breakfast was enough for a city hotel in Munich. The breakfast staff explained where everything was and helped with seating.
What could be better at breakfast
Breakfast was not always satisfying. The room was sometimes too small, and at busy times there were not enough seats. The selection felt limited for 16 euros. The scrambled eggs were almost cold once, and some hot items were not really hot. The meat was overcooked and dry, and the juice from the machine was not to my taste. If breakfast is important to you, check whether it is worth adding. A nearby bakery or café can be the better option.

Front desk, breakfast staff, and housekeeping
The front desk was often fast and helpful. Lost room cards were replaced quickly, luggage storage was handled well, and the staff gave useful advice about nearby restaurants and transport. English and German were no problem, and some staff members understood Spanish. There were also days when certain staff members seemed tired, annoyed, or uninterested. The hotel was not very flexible with booking changes, refunds, or special requests. Breakfast staff were generally friendly. Housekeeping was usually good, but not every time. One room was not fully clean at arrival, and on another stay the room was not cleaned on the third day.
Underground parking and public transport
The underground car park cost 20 euros per night. There were several spaces, and the hotel could be reached directly by elevator. For unloading luggage, stopping briefly on the side street was convenient. The downside is that the garage is confusing, and finding the exit is not easy at first. Some areas had rubbish, and parts of the garage looked poorly maintained. If you need a car, the parking is useful. For a normal Munich city trip, I recommend using the U-Bahn and tram instead.

The main strengths are the location in Munich Maxvorstadt, the short walk to Stiglmaierplatz U-Bahn station, the distance to Munich Hauptbahnhof, the quiet courtyard-facing rooms, the free 24-hour coffee, and the modern room design. The weaknesses are the uneven room quality, missing amenities such as a kettle and slippers, the brewery smell, street noise, cleaning details, and breakfast that does not always justify 16 euros. At a lower rate, this hotel is a good-value Munich hotel. At 270 euros for one night in a small room, it is too expensive.
Would I stay again?
I would stay at elaya hotel Munich City again, but only with the right room choice. I recommend booking a courtyard-facing room and not automatically adding breakfast unless the schedule makes it useful. The hotel works well for a short city break, a business trip, or a weekend near Munich Hauptbahnhof, Kunstareal, Stiglmaierplatz, and Circus Krone. If you need a large room, perfect soundproofing, a fridge, kettle, slippers, and a very strong breakfast buffet, I recommend comparing other hotels too.

From Stiglmaierplatz and Munich Hauptbahnhof
elaya hotel Munich City is only about 2 to 3 minutes on foot from Stiglmaierplatz U-Bahn station, which makes the U1 and U7 lines easy to use. From Munich Hauptbahnhof, the walk takes about 10 to 15 minutes. With heavy luggage, it is easier to take the U-Bahn one stop and then walk from Stiglmaierplatz. Tram lines 20 and 21 are also close. Kunstareal, Alte Pinakothek, the NS Documentation Centre, Circus Krone, Löwenbräukeller, Augustiner-Keller, and the Spaten brewery are all easy to reach. Marienplatz and the Old Town are quick by U-Bahn, and in good weather they are also walkable.
