Central Hotel-Apart München is a practical apartment-style hotel in Munich’s Berg am Laim area. It is not a new or stylish hotel, but it works well when the price is right and when a kitchenette matters. Some rooms are clean, spacious, renovated, and comfortable. Other rooms are clearly old, with worn furniture, carpet stains, weak lighting, or a stale smell. The bed was usually comfortable, the bathroom was usable, and the small kitchen made the stay much easier. I paid about €71 per night for a single apartment with breakfast included on my best-value stay. Breakfast costs €15 per person when booked separately, and the hotel garage costs €15 per night. The location near Josephsburg U-Bahn and the tram is the strongest point. The main issues are thin walls, weak Wi-Fi, an extremely tight garage, inconsistent room condition, and poor cooling in summer.

Check-in experience

Check-in was simple. My online reservation was found quickly, ID was checked, and the room details were explained. The front desk staff were usually friendly and calm. They helped with parking questions, public transport, and basic hotel information. The hotel is spread across several parts, so finding the right building and lift can take a moment on the first visit. The corridors are old and do not give the best first impression, but the room can be much better than the hallway suggests.

Price and payment

The clearest price I paid was about €71 per night for a single apartment with breakfast included. Breakfast separately was €15 per person, and the underground garage was €15 per night. I booked online and paid by card at the front desk. Extra charges such as breakfast and parking were confirmed separately. I recommend checking the cancellation terms before booking this hotel. Some rates charge the full stay after cancellation, which is a serious cost in Munich.

Check-out

Check-out was quick. I returned the key, confirmed any open charges, and left. There was no complicated minibar or room-use bill. When I used breakfast or parking, those costs were checked at the desk. The reception area can get a little busy in the morning, but I did not have a long wait.

Apartment room with kitchenette

The apartment-style room is the best reason to stay here. The kitchenette with fridge, freezer compartment, microwave, kettle, stovetop, sink, and basic dishes is very useful. It works well for business trips, short city stays, and family stays. Some rooms also had folding tables or enough desk space for a laptop. The downside was the power outlet placement. In one kitchen area, there was only one convenient outlet, so using the kettle, microwave, and cooktop at the same time was not easy.

Double room and deluxe double room

The double room was clean enough, and the bed was comfortable. There was enough space for luggage in the larger rooms, especially when the room had a balcony. The deluxe double room did not feel deluxe. The furniture was old, the TV was small, the carpet had stains, and the room was more functional than special. Guests should expect a basic apartment hotel room, not a polished deluxe hotel room.

Family room and extra bed setup

For families, the fridge, freezer compartment, and kitchenette are very helpful. They make it easy to store milk, baby food, snacks, and simple meals. The room size can still be tight for a family with a baby and luggage. When a baby bed was requested, the setup was closer to an adult extra bed without proper side protection. I recommend confirming the baby bed clearly before arrival. Connecting rooms can work for families, but they are more like two simple rooms with a connecting door than one large family room.

The bed was one of the better parts of the stay. The mattress was usually comfortable enough and not badly sagging. The white bedding was clean. The pillows were soft and rather low, so people who like firm or high pillows may not love them. In one older room, the pillow or pillowcase had an unpleasant smell, so I always check the bedding right after entering the room.

Cleanliness and smell

Cleanliness varied by room. Most rooms had clean bedding, a clean bathroom, and a properly wiped kitchenette. Renovated rooms felt much fresher. Older rooms were different. Some had a stale smell, and one room still smelled of food from previous guests. I also noticed carpet stains, worn wallpaper, and old marks near the ceiling in some rooms. A good room makes the hotel feel like solid value. A worn room changes the experience completely.

Rooms with balconies are much better. A large window and a balcony facing greenery make the stay more pleasant, especially in the evening. Opening the window helped with air in the room. Summer is more difficult. Some rooms had no real air conditioning, and some became hot during the day. In one room, the kitchen window had no curtain, so daylight came in early. Another room had a frosted window that could not be darkened properly. Light sleepers should bring an eye mask.

The neighborhood is quiet, but the building is not well soundproofed. In the best rooms, I slept very well. In other rooms, I heard footsteps from above, doors closing in the corridor, water pipes, and early breakfast preparation. Church bells are also easy to hear in the morning. For better sleep, I recommend asking for a room away from the lift, away from the breakfast area, and facing the quieter green side.

The bathroom is small but usable. Hot water was reliable, and the water pressure was generally fine. The heated towel rail was useful. Still, the bathroom had issues in some rooms. One shower head sprayed water in several directions, one toilet seat was loose, and one sink tap needed replacement. Towels were clean but thin. The bathroom is fine for a short stay, but it is not a comfort-focused hotel bathroom.

The room equipment is practical: hairdryer, magnifying mirror, fridge, cooktop, microwave, kettle, and dishes. Coffee, tea, and cooking oil were not provided. Dishwashing liquid was too watery in one room. Wi-Fi was one of the weakest points. In one room, the signal was poor, and the alternative network did not solve the issue. It may be fine for basic browsing, but it is not reliable enough for video calls or serious work. Laundry machines are available with tokens from reception at €3 per wash. There is also a gym, but it is basic and not in great condition.

Breakfast costs €15 per person when booked separately. It starts early, which is useful for business trips and early plans. The buffet had bread, rolls, cheese, ham, eggs, vegetables, fruit, yogurt, and coffee. The breakfast room had nice seats with an outside view, and high chairs were available for children. On good days, the buffet was enough and food was refilled properly.

Good days and weak days

Breakfast was inconsistent. On some mornings it was perfectly fine and convenient. On other mornings, the rolls were disappointing, the boiled eggs were hard, the scrambled eggs were strange, and the coffee was weaker than expected despite the decent coffee machine. For €15, I want better consistency. More vegan options would also help. When breakfast is included in the room rate, I take it. When it costs extra, I decide based on the day.

There are free street parking spaces in nearby side streets, but availability depends on luck. Friday evening and late afternoon were difficult times. For sightseeing in Munich, public transport is the better choice. Josephsburg U-Bahn and the tram are close enough that leaving the car parked is usually easier.

What I liked

The best points are the quiet residential location, the kitchenette, the fridge, some rooms with balconies, the nearby U-Bahn, and the price on good dates. A Munich apartment room with breakfast for about €71 per night is strong value. Supermarkets, bakeries, restaurants, and Ostpark are also close. It works well for a short city trip, a business stay, or a trade fair visit.

What I did not like

The weak points are the old corridors, inconsistent room quality, weak Wi-Fi, thin walls, church bells, tight garage, and poor summer cooling. Some rooms smell old or like food. Some bathrooms need more maintenance. Breakfast is not always worth €15. This is not the right hotel for guests who want a modern, polished hotel experience.

Would I stay again?

I would stay at Central Hotel-Apart München again when the price is good and when I can get a quiet renovated room with a kitchenette. I recommend it for travelers who want a practical Munich base rather than luxury. During trade fair periods, concerts, Oktoberfest, or other expensive dates, I compare it carefully with other hotels before booking.

Josephsburg U-Bahn tram and nearby places

Central Hotel-Apart München is in Berg am Laim in eastern Munich. Josephsburg U-Bahn station is only a short walk from the hotel, and Baumkirchner Straße tram stop is also close. With the U2, it is easy to reach Munich Central Station, the city center, and Messe München. Marienplatz and Viktualienmarkt usually take around 20 to 25 minutes depending on transport or traffic. REWE is very close, and Kaufland is also within walking distance. There are bakeries and simple restaurants nearby, and Ostpark is a good place for a walk. The area is quiet and residential. Late at night, I recommend staying on the larger streets and using the main station-side paths.
