The cleaning staff were friendly when I met them, but cleaning quality varied. Some rooms were spotless, while others needed another clean. Availability is the main weak point. If you come by car, confirm the parking space and cost in writing before arrival.
Pros, Cons, and Final Opinion
The biggest advantages are the spacious apartments, kitchenette, nearby supermarket and bakery, good public transport, easy access to Olympiapark, and helpful staff. The main downsides are inconsistent cleaning, limited reception hours, possible street noise, small kitchenettes, firm or awkwardly placed beds, and warm rooms in summer. I would stay at Brera Serviced Apartments again, but I would be specific when booking: courtyard side, higher floor, confirmed parking, and checked cooling for summer stays.

Olympiapark is within walking distance, which makes the location excellent for concerts, events, and visits to Olympiahalle. BMW Welt and BMW Museum can also be combined with a walk toward Olympiapark. Marienplatz and the Old Town are not right next door, but they are easy to reach by public transport. The area around the hotel is calmer than the tourist center, with a supermarket, bakery, café, and casual restaurants nearby. For Munich Schwabing, Olympiapark, and BMW Museum plans, the location is one of the main reasons to stay here.
