Bayer's City Hotel is a central 3-star hotel in Munich, useful for travelers who want to stay near Munich Central Station, Karlsplatz, and the Old Town. The rooms are modern, mostly clean, and practical for a short city stay. The bed, strong shower, in-room coffee machine, kettle, free water, and public transport access are the main advantages. The biggest drawback is the area at night. Bars and adult venues are very close to the hotel, and street-facing rooms on lower floors can be noisy until late. A higher room facing away from the street makes a major difference. Price changes a lot depending on the date: I paid 247 euros for 4 nights without breakfast, 110 euros for a Superior room for 1 night, and during Oktoberfest the double room rate reached 400 euros for 1 night.

Standard Room
The Standard room is compact but workable for one or two nights. It has the basics: a bed, small desk area, wardrobe, smart TV, safe, coffee machine, kettle, tea, coffee, and water. Some rooms also had slippers. The furniture felt modern, and the lighting was good for packing, working at the desk, or getting ready in the evening. The room is not ideal for spreading out large suitcases, and some rooms need more hooks for jackets and towels. For a short Munich stay where most of the day is spent outside, the Standard room does the job.
Double Room
The Double room experience depends heavily on the assigned room. In the better rooms, the bed was comfortable, the room was clean and bright, and the bedding felt fresh. In one room, however, the “double bed” was two single beds pushed together, and they moved apart during the night. Couples should confirm the bed setup at check-in. The pillows were on the lower side, so asking for an extra pillow is a good idea. The room works well for couples or friends, but the bathroom setup needs to be considered before booking.
Superior Room
The Superior room came with better extras on some stays, including a more generous minibar setup. Still, it was not always significantly larger or more comfortable than a regular room. At 110 euros per night without breakfast, the price was acceptable for central Munich, but not cheap. The biggest issue remained the bathroom. In several rooms, the toilet and shower were close to the sleeping area and separated only by glass doors. Room location matters a lot at Bayer's City Hotel. A higher room facing the inner side was much quieter, and with the window closed, sleep was easy. A lower room facing the street was completely different. Traffic, shouting, arguments, bar noise, and club music were clearly audible at night. On weekends, the noise lasted into the early morning. Sleeping with the window open was impossible, and even with the window closed, bass from nearby clubs came through in some rooms. I strongly recommend asking for a higher room away from the street.

Actual Room Rates
The hotel rate changes sharply depending on Munich events. For 4 nights without breakfast, I paid 247 euros, which was good value for a hotel near Munich Central Station. A Superior room cost 110 euros for 1 night, which was fair if the room was quiet. During Oktoberfest, a double room cost 400 euros for 1 night, and during trade fair dates the rate was over 200 euros per night. At those prices, noise, cleaning, and air conditioning issues become much harder to accept.
Payment at Check-in
Check-in starts from 2 PM. When I arrived early, the hotel stored my suitcase and backpack, and on one stay they offered early check-in once the room was ready. Passport and reservation checks were usually smooth. Payment was taken in full at check-in, and I paid by card. When booking through an online platform, I recommend keeping the receipt and checking the card statement after the stay. If payment is made at the property, there should not be a second charge later through the booking platform.
Check-out and Luggage Storage
Check-out was quick. I returned the key, confirmed whether there were any extra charges, and left the luggage at the hotel for later pickup. That was very useful with a later train. One weak point was luggage collection: on one occasion, the name check was not strict enough. The bags had name tags, but staff should verify them more carefully before handing them over. Requests such as taxi assistance also depended on who was working at the front desk.

At over 200 euros per night, that is not acceptable. If the room is not clean at check-in, it is best to ask reception for immediate cleaning or a room change.
Bedding and Pillows
The bedding was generally fresh and light. The duvet was the smaller German hotel style, which is fine for short stays but not as covering as a larger blanket. The mattress was comfortable in many rooms, although one bed left my back sore in the morning. Pillows were sometimes low, so requesting an extra pillow is worth doing. Sleep quality was good when the room was quiet, but the best bed cannot fix a noisy lower-floor street-facing room.

A bathroom with floor heating was especially comfortable during a colder stay.

The bathroom is the most divisive part of Bayer's City Hotel. In many rooms, the shower and toilet are separated from the bedroom by glass doors. Some are frosted but not fully private, and some did not have a proper lock. The sink is often very close to the sleeping area. Sound and smell are not well separated from the room. For a solo traveler this is acceptable. For friends, families, or couples who prefer proper bathroom privacy, it can be awkward. Ask about the bathroom layout before booking if this matters to you.

Towels were usually clean and enough for the stay, but there were not always enough hooks to hang them after showering. Amenities are simple. The room provides a combined body and hair gel, but do not expect conditioner, a shower cap, or cotton buds. The hairdryer worked well. Light sleepers should bring earplugs and request a high floor.

There are bars and adult venues very close to the hotel. In some rooms, the bass from nearby clubs was audible. Lower floors were much more affected. One room reached 26°C, and setting the air conditioning to 21°C did not bring proper cooling. On warm days, this is a real issue. I recommend testing the air conditioning right after check-in and asking for help or a room change immediately if it does not work.

Most front desk staff were friendly and helpful. Christina, Amina, Bilal, and Mahir stood out for quick explanations, warm service, and useful help. Luggage storage, early arrival, room changes, and restaurant tips were handled well. There were also weaker moments. One staff member was busy with a private phone call during check-in, and simple requests were not always handled with the same care. Service is good overall, but it depends on the shift.
Housekeeping
Housekeeping usually prepared the room well. Beds were made, towels were replaced or arranged, and coffee or tea was topped up. Still, there were days when cleaning was not thorough enough. Sinks, toilets, and bedding need consistent attention in a hotel room. Reception can help when something is wrong, but the room should be properly checked before a guest arrives.

There is no full breakfast restaurant in the hotel, so there was no regular breakfast staff interaction. This works well for a Munich city break because you can eat and continue toward Karlsplatz, Marienplatz, or the station. The lobby is small, and it can feel tight when several guests arrive with luggage. The elevator was sometimes blocked by cleaning or maintenance work, which caused delays. It is not a major issue with light luggage, but with two suitcases it becomes noticeable. After check-in, moving around the hotel is simple and easy.

What I Liked
The best parts are the central location, modern rooms, strong shower, comfortable bed, in-room coffee, free water, and helpful staff. For train travelers, short city stays, and packed sightseeing days, the hotel is practical.
What I Did Not Like
The drawbacks are clear: the area at night, the noise, and the bathroom privacy. The street can be loud, adult venues are close by, and lower street-facing rooms can be difficult for sleep. The glass bathroom doors do not offer enough privacy. Cleaning was not always consistent, and air conditioning did not work equally well in every room. At Oktoberfest or trade fair prices, these issues matter much more.
Overall Satisfaction and Return
I would stay at Bayer's City Hotel again if the price is reasonable and a quiet higher-floor room is available. For a short Munich stay near the central station, it is very convenient. For families with children, solo female travelers returning late at night, or anyone sensitive to noise, I recommend choosing a quieter street. If you book this hotel, request a high room away from the street.

From Munich Central Station to the Hotel
Bayer's City Hotel is only a few minutes on foot from Munich Central Station. From the southern side of the station, walk toward Bayerstraße and continue into the busy area between the station and Karlsplatz. The walk is manageable with luggage, although the sidewalks can be crowded. U-Bahn, S-Bahn, trams, buses, and airport connections are all easy to reach.
Karlsplatz, Marienplatz, and the Old Town
Karlsplatz is about 5 to 10 minutes away on foot. Marienplatz, the Old Town, Sendlinger Tor, and the main shopping streets take around 15 to 20 minutes on foot. For sightseeing, the location is very strong. During the day, the area is practical, with many restaurants, cafés, shops, and transport options nearby. Late at night, the area is much less comfortable. Solo travelers and families should avoid returning too late and stay on the larger, busier streets when walking back to the hotel.
